Browse Forums Building A New House 1 Feb 20, 2009 2:52 pm I need to share my excitement about our build. (I haven't posted much but I've been lurking here since we started looking at building in September last year)
I've just received a call from our conveyencor telling us our land is now titled and that settlement will be in approximately two weeks. I'm sooooooo happy!!! We've been waiting for this call since the first week in January when the sales guy initially 'promised' that the land would be titled (we signed our land contract in October 2008). We also have our house contract signed and the start date in our contract was 16/2/09 - Monday just gone, and I was starting to stress about how much the developers delays would cost us. This morning I even rang to find out how much longer and was told to expect title sometime next week... hopefully.... So I was very surprised to get the call today. I called our CSO after the conveyencor rang and she was as excited as we were about the news! She and the permits person have been hanging out too as they were hoping to get us started this month. I know that there excitement is so that they can meet their own targets, but it was nice that they were excited with/for us as well. Anyway, just wanted to share my news. we too are in the waiting game... signed contract in July 08 and title was meant to be Aug/Sep 08..we are now in Feb with March around the corner and we are becoming very anxious... We supposed to get it May / Jun 08. Finally, got it end of July. We sent emails to the developer ask the same questions again and again. Now, it is over. Finally, we are staying in the new home. No more renting!!! Thanks mikeval - I hope that your enjoying your new home! *start rant* What I find the most frustrating is that the contracts puts several timeframes onto us, the buyer, but there aren't any restrictions or similar clauses holding the developer to a particular timeframe (as far as I can see). Developers have done everything they had to, really up to State Gov't and local council. Really hoping its soon as it all feels like window shopping at the moment..

In our case it was the developer causing the delays. The land was to be titled before Christmas but to avoid taxes they carried it over to the new year. Then it took them forever to submit it to the titles office - it only went in Wednesday before last. That's a bit like the reception that I got from our CSO - she and the permits person both screamed when I told them about it. It was great to have someone who appreciated our excitement and boosted us after being jaded by weeks of waiting for the phone to ring. We were told that we would be able to settle in January and so arranged our builders thinking that by February we'd be ready to go. Next time (if there ever is a next time) I might do things differently, but it's seeming to work out OK after all. Re: Artstitches home - New landscape pics 8/2/10 16Feb 21, 2009 1:10 pm T-F-build Our land was already titled when we bought it? but technically, what does titled mean? does it mean its been surveyed? given ownership? ? Titled means that the Land Titles Office now has our block registered as an individual block - ie that the original large block (with one title) has now been divided into 50 separate blocks. We don't take ownership until we have settled which should be in about 2 weeks. Now that it's titled, the building permits can be lodged, but they can't start on site until we've settled. The developer then has the land surveyed and submits a plan or subdivision to the relevant councils, as well as to any involved mortgagees (banks) so that they can consent to the plan of subvision. Once the subvision is approved the single allotment title is sent to the state LTO, and comes out as lots of titles, one for each new allotment and all with their own volume/folio number, and lot and plan number. The land being "titled" is when all the of the new allotments are created and the new titles issue out of the LTO.
