Browse Forums Building A New House 1 Feb 20, 2009 1:17 pm Hi All,
Just been reading through some posts on Home renovation, Home kitchen, bathroom etc. And have come to the question as I have not bought a house yet or even know much about the process. But when choosing a home i.e display home that you like on a parcel of land you already own. Do you pay extra for the tiles, carpets.. etc.. Do the builders just build the home and thats it.. or do they include the cost of the tiles, carpet etc ( all the things you see in the display home.) & u simply go and choose the colours... Or do you have to pay for it.seperatly ontop of the cost of the house you choose from a display village.. thanks Re: First home Process.. 2Feb 20, 2009 1:27 pm Hi Dreamz, it really depends on the builder as they are all different. Our builder, a smaller builder, included carpet and tiles as part of their base price. Most of the larger name builders probably wont include it, BUT, they may offer these things as part of a promotion. The only floor coverings included are to wet areas - ie tiles to laundry, bathroom/ensuite.
You will have HUGE differences in what each builder offers as part of their base price. When you are in the display homes, ask for an inclusions list, or ask for a walk through with the sales consultant as they will tell you what comes standard with the base price. ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through! Re: First home Process.. 3Feb 20, 2009 1:29 pm Whenever you look at a display home - what is included is normally nowhere near what is shown at the display. They have usually made the house massively more attractive by including things that cost extra.
So for instance sake the home might be $base price but then if you want a certain facade then add more $; Want to add certain styles of windows or doors or garage doors - add more $; normally the only flooring included is tiling in the wet areas - ie laundry and bathrooms. You want more then that you will pay over and above. You want air conditioning - extra $. Then don't forget you have to add in site costs as well - and these all depend on your land and soil type. This can add anywhere from $1000 to $unlimited. Bottom line - everything costs and don't get sucked in by the pretty display homes. Some things are worth waiting for. Re: First home Process.. 4Feb 20, 2009 1:57 pm hmmmmm thanks great tips.
will definetly keep this in mind. definetly have left me thinking.. hahaha So all that fancy tiles and stuff obviously cost more. so you could buy a reasonably priced project home and then just do it up your self.. with classy finishes.. ...
