I notice in another thread you mentioned something about the wetlands and boardwalk boulevard being the hold up to stages 6-13. Does this mean (from what you've been told) that all these stages should come together fairly quickly and at similar times? Featherbrook told if the boulevard and wetland constructed completely, stage 7 to the rest of the stages should be titled quickly... I was worried when I saw your title had been delayed 7 months that ours would be delayed by a similar amount of time.
We're planning our whole lives around this build and such a long delay would really put a spanner in the works. As I'm sure it has for you! Lets keep our fingers crossed that the wetlands and road are finished soon. We've been told that civil works have started on our stage and we've seen the wetland being dug out in the distance. I hate it as the building process with be slow down during Dec (Christmas and New Year period).
Have you been driving into the area for inspection? We did. We drove in and walked pass the wetland... Regarding the site cost charged by the builder for anyone in Featherbrook, we are wondering if this will reduce after you provide the compaction report from the land developer? Currently PD charges us $19K for site cost based on the first soil test done in Dec 08 which is a lot!!! Although the tender guy at PD told us that this could reduce based on the 2nd soil test which will be done when our land is titled, we haven't heard of anyone who said the builder would have part of their site cost credited. For anyone who is in Featherbrook, what is the final site cost in your contract? I'm surprised PD did seeing as the state of the land is very different before and after civil works. You block could be on a slope before and not after, or on hard soil that is then covered with fill etc. It almost seems like a bullsh** way of charging you more than you probably should. Our site cost have only been estimated, at $13000. We have been told that a good compaction report will definately reduce costs. I chased up Central Equity about it and (after several weeks and multiple emails) got them to promise, in writing, that they would provide me with a compaction report to give to my builder. There is a lot of fill on the engineering report for stage 13 (also not given to us with our original contract. If you don't have yours either contact Central Equity and they will give it to you, it can help you estimate your site costs as it shows the fill and fall of your land) which is probably why your initial soil test came back with a highish cost. They don't do the compaction until the end of civil works, which are going on now. The short story is: contact Central equity. get your engineering plan. get a promise of your own copy and one for the builder of your compaction report (and a promise that it will be done! - which Wyndham council requires so if it's not done something is wrong!). Chase it up as often as need be, I know I will be, when our title date gets nearer. I'm building with porter davis, the site cost is 15000, need "piercing" and H-D class waffle foundation. I'm just about to hand in my Controlled Fill (compaction report) report to PD. I'm not sure if this report will reduce site cost alot. My friend in Alamanda, they're bulding with "Places home" the site cost was $8000, I cant see much different between alamanda and featherbrook. I need some advice from you guys. What do you guys think about getting another external soil inspector (testing), will it be worth it?? please give me any advice. They will be able to help you out and give you accurate and up to date information.
