We have also had no problems with access when required to facilitate this. However most volume builders are less accommodating and some seem to consider variations and upgrades as an opportunity to gouge you, so do your homework. One point to consider though, which hasn't been mentioned in favour of using the builder, is that the 20% builders margin actually makes them responsible for the management of the upgrade/variation. Hence, if you have any problems, it is their job to get it fixed; this should eliminate finger pointing and also provides you with considerable leverage, if required, in getting the problem fixed. I agree with all the above. An example where it is not ideal to get your own contractor in, is where we wanted a 2nd Blanco oven in the kitchen. Our builder charged $800 (I think) upgrade, that included the oven, installation and having the kitchen cupboards made to fit. If we had done this after handover, then we would have had to pay our own electrician, use warranty on our own oven, and builder's warranty on the builder's oven, and we would have had difficulty adapting the kitchen cupboards to suit. Very messy, and I don't see how we would have done it any cheaper than the builder anyway. As for our carpets, thats a different story. Def did our own contractor on that, saved about $2,000 and got much better carpets. So it depends... Annie A thankful person is a happy person.
