We are building our new first home. And got a bit struck here. I have designed my own custom plan. It has the following - Garage - 5.5x6.0 Lounge - 4.5x5.0 Master Bed - 4.0x4.0 WIR - 1.5x4.0 Ensuite - 2.0x5.0 Bed2 - 4.4x3.2 Bed3 - 3.45x3.2 WC+Bath - 3.0x4.0 Family - 6.6x4.0 Kitchen+Meals - 4.5x6.0 Entertainment room - 4.5x3.5 Alfresco - 5.0x3.0 Laundry - 2.0x3.0 Porch - 2.0x1.5 Verandah continuing to Porch along Lounge - 4.5x1.5 2.0 Entrance and continues through to the back 1.0 hallway to separate Bed2,3 and bath from the kitchen and family Now my question is do I have to really have a 4th bedroom or atleast a study with 3 bedrooms when we sell it. Are you building to sell - ie use this as a stepping stone - or is it going to be the home you raise a family in?
Both of our homes have been 4 bedrooms with a separate study. This is because we always planned having at least two children (hopefully three) - so in that case all four bedrooms would be utilised. Also since we own our own business a separate study was a must. You need to think about how you are going to use the rooms and what may happen over the next few years. Sounds like a lot of gobbeldey-gook but only you (sort of) know what your future holds. In our case - and we also designed our own home - we know that we will never sell and so resale was not an issue for us. In our case it came down to our needs and wants. Good luck with your build. And most houses getting built these days all have 4 bedrooms. I guess it depends on how long you plan on living in the house. The way i see it.. if you only have 3 bedrooms, it reduces the amount of people that will want to but it when its put up for sale down the track. If people have only 2 children, they can still buy a 4 bedroom, but someone with 3 children probably wont want a 3bedroom place. If that makes sense? (in addition to study, etc)
- Master - Three kids rooms - Two guest room (if a family stays) Maybe an additional room, for all the junk that usually gets kept in the guest room but you have to clean out when someone comes to stay. Or in case the third kid turns out to be twins... contingency room! The guest rooms would be quite a lot smaller that the other rooms. They could also conceivably be just a single room with a partition. If pushed I could cut this down to five rooms (master, 3 kids, guest) but that's all! First I felt it increased my selling possibilities over 3 bedrooms. Second with the Burbank Rochester having the 3 bedroom version also meant deleting the formal lounge/dining area but saved less than $20k in building costs. I feel I can recover the extra cost when I sell and I'll get quite a lot of use out of the lounge/dining area. In terms of resale, you open yourselfup to a greater percentage of the market, and I imagine you would more than recoup the initial expense when you sold it.
Also, if you suddenly find yourself expecting triplets, for example (don't laugh...it happened to a friend of mine NOT on IVF! ) and want to add on another room, it will be far more expensive and messy to do so at a later date! Plus turn it into a study for now if you dont need to use it. Thats what we are doing with ours. We just made the entry to the room wider and arent having doors installed. ( until we need to use the room as a bedroom) Of course it comes down to cost . But, if you think you will stay in that house forever... then build custom to your liking. If that means 3 bedrooms ... then go for it. Like people that buy a certain model of car because its resale is perceived to better than other cars , never mind that it is horrid to drive for when i sell it in 5-6 years i will get more of my money back ... Oh and to answer your question , no we would not buy a 4 bedroom house nor build one as we only need 3 / 1 master bed a guest bed and a study ... AHHHH can you tell i have been babysitting my 3-1/2 year old nephew today ... Re this particular question - re-sale will depend on your area and other factors of your house. in our area there are many 3B houses as well as 4B houses so re-sale factor should still be good, however best to check out what the norm for your area is. there are probably a mixture of sizes in most areas. We built a 3B house, main bedroom, DS room and spare room/study.there is also a computer in the family room so we still have internet access if someone sleeping over. that is fine for us, we have no plans to sell in foreseeable future anyway and was better value for money for us to have the space utilised as larger liveing areas than an extra bedroom. SPOT ON One of the factors that is making housing so unaffordable is people building houses bigger than they actually need for resale. The starter home used to be 3 bedrooms, one bathroom and a single carport or garage. Now starter homes are 4 bedrooms, ensuite and double garage for resale. It's a false economy. Build for what you need, and your planned needs in the future, don't build extra just for resale. You'll save money, reduce energy bills ans live within your means. Well the house we found was a four bedroom house so we bought it but we just bought it because it was clean, roomy and only 10 years old.
Anyway..... I decided this would become my first investment property a few years later, put it up as a rental and my goodness the interest in the house due to the 4 bedrooms was amazing! I never realised being a novice how sought after 4 bedroom homes are. ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through! This sold quick as it was in first home buyers pricelist. The second was 4 genuine bedrooms 3 in a separate wing the other at the front of the house. This sold ok but even though it suited a lot more people some sill commented that the bedrooms were too small or they tried to get us too come down in price. The last one was 3 bedroom plus a study that opened up into the family room with bifold doors it had a wardrobe in so could be used as a bedroom but people didnt look at it as a bedroom so we lost a lot of buyers for this. The house we are building now has 3 bedrooms and a study that you have to walk through from the garage to the dining kitchen area. This way we can use it as a store room off the garage or a study if someone works from home. We dont need 4 bedrooms as the kids are grown up now and it really used to bug me having rooms there that wasnt being used. I reckon that 4 bed or 3 and a study sell for around the same price but you are never going to please everybody so you may as well go with what suits your lifesyle at the moment and for the next few years. I dunno how many times l've caught myself thinking about the resale value (adding extra power points, retaining the original Bed 2 size, almost putting in a BIR into the home office so it could be a guest bedroom etc)...l had to keep reminding myself to stop trying to consider/cater for some random buyer in 15-20yrs time!!
So, really it all depends on how long you envisage to live in the home..... l say build it for yourself regardless and don't worry about the resale....all manner of types and sizes of homes are sold every single day, it is not limited to ones with 4 brs, dbl garage etc etc. Build your home to suit your cuurent needs and possible future needs. do not pay until you are satisfied with workmanship windows require flashing over the head archithrave and up under weatherboards 3 28281 Hi, Have fun, remember bedrooms should feel relaxing and inviting, the last space you see before sleep and the first you see when you wake up.
