We are considering buying a block and building but I am not sure if we can afford it. I'm wondering how much you really need to build. What I am asking everyone is how much you end up paying to build once you factor in all the costs i.e quoted house price + extra inclusions + driveway/paving + fencing+ extra costs. I realise this will vary for everyone but am trying to get an idea of just how much you need to factor in beyond the initial price of the house you choose. I have been told to have an extra 100K over the price of the house - is this accurate. Hope this makes sense - appreciate any replies FYI we are looking at buying a block for 150 and a house for around 150 (small and modest up to 16 squares) this would leave us about 50K for anything else. Re: Building - Hidden Costs 2Feb 19, 2009 12:04 pm $100K is pretty acurate for us. The house has been upgraded by $50K (although $10K is site costs). And we have budgeted about $50K for all the extras after it's finished.

35 sqrs living (44 total) with jumbo garage large alfresco etc etc With EVERYTHING completed on our house incl. minimal landscaping, driveway, fences, curtains...EVERYTHING you can pretty much think of we are allowing $155k for extras, so that is on top of the base price for the house, then you have got the cost of your land on top of that. One builder we are looking at includes front landscaping and carpets. Theres a few thousand that we dont need to spend with them, but do with others. But they have a double power point in most rooms, not enough, so have to add that in. Driveway is another. Looking at inclusions lists make it seem really good, but then where are the window covers? most dont mention what they dont have. Expect to blow out your budget. !!! We are building a 1 story and base price was 172000 + changes and upgrades for colours etc 50000+ site costs 8000 + lanscaping and driveway 20000 total 250,000. I would suggest doing a lot of shopping around so you can find the best house with the best Inclusions package. When looking ask them if they have a sale coming up. We got a package which gave us upgrade of 30,000 for 3000. Don't fall in love with all the luxury extras, because you probably can't afford them.... I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 8256 Looking to tile the facade pillars rather than rendering.
