Thy have budgeted about $300k for their home. They would like a double story too. The $300k would have to include everything - site costs, flooring, window coverings, driveway and a few minor upgrades. They actually purchased a block at Brimbank Gardens yesterday it is 16m x 34m, so now they need the house! We were originally looking at Westminster Homes as they do not charge for this area like most other builders do. They have very cheap homes, as long as you don't want any extras. We paid our deposit but then as we started to add the things we wanted, including some extra floor space, we realised that whilst their base price was low, they charge more than most for everything else. I still think that if you want to take one of their plans as is, and don't add any extras then they are a great deal. Especially if you can get their platinum package which includes about $40k worth of extras for $5k. Their site costs are also higher than others, but I think you could still get a good house, for a good price with them. We ended up going with Provincial Homes, we fell in love with the house and it had many things included that we had to add with Westminster. The base price is $50k more, but we were adding more than that with Westminster to get the house we wanted. I didn't find any other builders who don't charge $5k - $10k for "out of area surcharge". One thing that Ive been told is this. Unless you can afford a half acre or better the back yard doesnt matter much. If you have some grass that will do for small children, but once they hit about 5 they will want to goto the park unless you have a huge backyard anyhow. Once they hit teens it matters even less as they will go out to be independent. Ofcourse, thats for kids, if you want it for yourself then its a different question. We have built with @llc@stle. There designs are a bit more traditional. Quality- ok. But we only spent $270k for the house. It is double storey, 5 beds, 3 bathrooms with balcony. Includes 22kw Daikin aircond, 2 zones and 10 outlets. Some upgrades eg quartz kitchen bench, toilets, flyscrens, stacker doors, maple stairs, 2.7m ceilings etc.
We did compare it with Eden Brae and at one time we almost went ahead with Entertainer 35 with all the extras (basicaaly we told them we want exactly the same as display). Then we decide not to go ahead because we did not want to spend too much on the house compared to land value. So we set a budget of 300k for the whole lot! So far we are on budget. $270 for house, $12k for solid timber floor upstairs and porcelein tiles below,`~$8k for duo roller blinds, security doors etc. We are planning to do the landscape ourselves for around $10k. So it can be done for 300k. Write a list of what you want in a house and then go to diff builders to compare prices- don't get sucked in by the interior deco as they won't come with the house! Because of the small size of our land we have to have a 2 storey. Initially it was between Wincrest, Cl$r$nd&n and Jandson. For us it ended up being between Wincrest and Jandson. Unfortunately the only reason we didn't go with Jandson is that the Wincrest house fitted alot better on our weirdly shaped block of land. Wincrest are building our house now (just at the frame stage) and have been great....... yes there was a bit of a hiccup with Administrators coming in however everything seems OK so far. Jandson built a house for a friend of mine and they are really happy with the quality and service they received. BOth have a small (compared to others) area fee that even with it included still came in way under other builders. PM me if you need any other information. We built our double story 36sq (38 inc balcony and porch) for 300k including driveway, ref aircon, flooring, site costs, upgrades of things like bench tops, tiles, external power points, a few windows and also complying with estate guidelines (rendering etc). That didn't include window coverings. So far we have been very happy with them and we have our final inspection next week. They build out in the northern suburbs and western suburbs of Melbourne.
