Welcome to the forum. Hope you have fun here! I'm building in Sydney South with W3stminster. We are building a modified Huntley, making it 36 squares. You will find that W have a low base building price, but will charge for site costs, perhaps more than other builders. Have you read about site costs? Are you doing a knock down rebuild? Not sure what that classifies your soil type etc. Is your land flat? For us, it still worked out better $ wise than a few others builders, so we went ahead with them. Hope it helps Bel Still not in. Yes we are knock down rebuild, site costs is what we are worried about the most, we are on septic tank on a rural block. Our land has a bit of a slope. sorry can i ask u Bel, are the site costs fixed? And if I can help - great! Ok, in the tender document, you have your basic house price + Fixed site costs + statutory requirements + Provisional allowances (We also have general variations and drafting variations). The provisional allowances are the "unknown" factor. W are a bit different to what you read with other builders on here, you don't sign the contract until you are through DA and have your construction certificate. So these provisional allowances I will have fixed at contract. I *think* there are a couple that can't be. Our provisional allowances however are due to site conditions, you might not have any. (Our block is a battleaxe upsloping in an established area). I made it very clear that I was on a tight budget and needed realistic estimates earlier on - I said this before we went to tender. What stage are you at (have you gone to tender?) and who are you dealing with? Initials are fine Hope it helps Bel Still not in. Don't ask!? Yes, we need to approach neighbours, i just know they have no money. We want ex termite protection as well naturally with a granite guard mesh or similar. ex things we want will be duct a/c, sarking, insulation, i think some things come under basix. we intend to go with standard inclusions as we have 2 kids who will trash the place anyway Wish you all the best.
