was it due to needing room, or that you just fell in love with the plan. for us it was because we needed room and as well living in canberra was getting too expensive. It was no mean feat and took the best part of a year to get to final tender. Our block is a hard one, established area, upsloping, council requirements were a pita, and we had to keep a tree and were given an exclusion zone.
So to answer your question, it wasn't about which plan was the "one" for us, but which one would give us the rooms, on the block for the budget! Still not in. Don't ask!? We were so sick of seeing house after house with the formal lounge/dining rooms which normall gather dust so we were extremely impressed when we saw this design which excludes them. It has the perfect amount of living areas to suit our future needs and the display home really is finished beautifully, couldn't go past it. Re: What made you choose your design 5Feb 18, 2009 8:28 am Our design, with a few minor modifications, had what we wanted in a medium size house - lounge and bedroom at front, separate formal lounge but not formal dineing (just shows how everyone's wants are different, Stevep79 ), large open space casual liveing with sliding doors to outdoor area, minor bedrooms away from master and lounge, I also like the largish laundry, internal entry from garage, kitchen with external window rather than one of those modern 'landlocked' kitchens, combination of above, no one outstanding thing really - and fits comfortably on a 707m2 block with a double garage and room for a shed and decent size garden. We too are trying to avoid the doubling of rooms, while having rooms (dont like the unseperated lounge/dining allot have). Also trying to get in a room for a home theatre, this is where the formal lounge and such come into play, wall them off and there you go. Puts a good use to an otherwise crap room. I'm just not up with modern terminology - what I am calling a formal lounge is just a room which can be closed off, in other words a HT if you want to use it as one Re: What made you choose your design 8Feb 18, 2009 8:45 am We needed a 'square' house rather than a rectangle shape footprint which most seem to be. That limited our choice to very few designs, but we were really pleased with the Impression layout. Suits us perfectly. Not a big fan of formal lounges that never get used. These days larger homes - ie above 40sq - all seem to be double storey and since we have an abundance of land we didn't see the need to go upwards. The larger single storey homes were pretty much all the same - formal dining and lounge areas with the master bedroom way down one end away from the secondary bedrooms. They also don't tend to do more then a triple garage at a stretch.
So we found a builder who would design our home to suit our needs. Now we just have to commence the build to see if it is as perfect as we hope. Some things are worth waiting for. We wanted room for mates to sleep over so went for 4 bedrooms, we also wanted the minor rooms to have their own entertainment area and we insisted the master bedroom be at the back. Re: What made you choose your design 12Feb 18, 2009 8:52 am I didn't want a wasted room at the front of the house called a 'lounge room' but did want another room similar, so a rumpus was ideal. I also wanted the kitchen meals and family to be open and to be able to block off half the house for heating and cooling.

So all the utility area's are on the west side (garage, storeroom etc) with no western facing windows. Its also capturing the breeze that comes up from the valley so there are windows at particular points to allow for the specific airflow.
Once the placement came in it came down to lifestyle choices. I have horses and am muddy so I have a mudroom. I have lots of hobbys that involve stuff so I have a walk in store room and a tackroom. All the other rooms just fitted around that. I'm fortunate enough to have designed my own house but when I was planning to buy off the plan the above was still my criteria, I would of just compromised more. Loved the floorplan layout and that it was able to be easily adjusted to suit our needs eg fliiping some of it, adding a study and enlarging the rooms. Also, the fact that there is no real waste of space or wasted rooms (eg formal dining and formal lounge). We do have a formal lounge which is at the front of the house ( we liked that that is sperate tot he other living areas) but we are putting in bifolds in and making it into the theatre room. Also, l love how our master bedroom is not directly at the front of the house in street view. The original plan has this but since we needed too add a study, the floorplan enabled us to add it in front of the master bedroom, so my thing about privacy and security was taken care of The Walk-In-Linen is what really sold me on it though...silly l know, lol... Being a steel framed home was a huge factor and the quality and reputation of the builder was also. Re: What made you choose your design 15Feb 18, 2009 11:34 am Our choice was basically a combination of the facade and the upstairs bedroom layout. We don't like funky angles in corridors just simple streamlined. Also very few project builders have flat roof designs so we really didn't have too much of a choice! (oh other than one other builder that tried to overcharge us... funnily enough that was Wincrest).
I also too didn't want a formal lounge/dining but it's hard to find a plan without one. We are turning ours into a den with a 5m wall of bookshelves, retro inspired lounge furniture and a games/puzzle playing table. I'm even thinking chunky shag pile carpet to give it that true 70's den feel!! Re: What made you choose your design 16Feb 18, 2009 2:47 pm We have 4473mtr block so I wanted something that had a great outlook to the whole backyard..so lots of large windows facing north. We also wanted 5 bedrooms with a kids retreat for homework/study/ toyroom. (with a huge storage cupboard) Also , a theatre room, games room and a dining room large enough for an 8 seater square dining table. We weren't to concerned with whether the main bed was at the front or back, but the ensuite had to have at least a 2x1mtr shower. All this obviously had to be within our budget!!! Wasn't easy, but we got there!!! Built a modified "Daydream 279" .. Cor@l Homes on a flat 4473m block!!
