We are disappointed with Central Equity's in the late delivery. Worst still they keep on changing the delivery dates until we finally got it in Jun 2009. Apparently the previos buyer lost their job and cant pay it off. Paid my deposit today and told me i can start building in 45 days. Re: Delay again and again - Featherbrook Point Cook 22Feb 24, 2010 3:34 pm Beebie we are also in stage 13. we were originally told land would settle in june/july but that was quickly ammended to July/August. we recently got the letter about civil works being done in September as well. it also said to make sure our legal and finance matters were in order so we think that means it is genuinely getting closer. we've seen that the roads are almost completed near our street and the wetlands are being shaped. Don't know much about the developer and when the earlier stages will be titled. Most of the Featherbrook stages around the 30 Thirty Development has been titled already but really unsure on what to do regarding signing a building contract. Really too much stress and just wonder if it is worth the stress by signing the contract now or to just wait until land is titled first. Decisions...decisions Is there anyone out there that has also bought in the 30 Thirty Estate, maybe in the earlier stages? How close is your land to being titled? Thanks Logan Re: Delay again and again - Featherbrook Point Cook 25Feb 24, 2010 7:21 pm we were originally told Jul09 and got title late nov, ... i dont know anyone who's land was titled on time, but we had a lot of delays surrounding the civil works (wetlands, boardwalk boulevard extension etc) that were included in our stage and most of the previous ones. i think its wise to plan on a delay in titling though. we signed a holdng fee with a builder, these are usually full refundable before going to tender, so hold the best price and offer they had for 6 months. you could do something similar and give yourself some leeway. we were lucky that we're in no hurry to build but i know how frustrating it can be when you want/need to get started as ap and the developers dont run to schedule! We have purchased a block in Stage 4 which is due to title at end of June 10. Been around to have a look at the site and they are busy with Stage 1 and Stage 2 at the moment. The Estate agent says that have started work on compacting the ground as well. The land has been cleared and it looks like they are starting on piping so there are some work being done. Hopefully it will title on time but as you would have picked up from this forum, land titling on time is very rare. I would be really surprised if they do title on time. I've purchased a block in stage 4 of 30/30 and am also awaiting title. Regarding signing a building contract now or waiting till land is titled...... A friend of mine built in the Alamanda estate next door. His land titled late and C@rli$le homes slugged him over $2000.00 in fees. I've already signed a contract and my builder says they won't do that to me unless it is really really late but that would be one "gotcha" to check up on before you sign up with a builder. Hopefully we'll be fine though at 30/30. I was out there this afternoon and saw some excavators hard at work on what looks like stage one. Cheers. I was ready to pay the deposit but the vendor said he wanted someone with already arranged pre-approval. Instead I have bough a titled land in Arndell.
