I want everything to move as quick as it possibly can! A friend built with henley and it has taken 12months....i do not want to wait this long! Can someone who has built with Henley give me a vague outline of whats next and how long stages should take..how long should i be waiting for them to produce an accurate siting... i think every builder gives a timeline that they never quit follow! Im very excited about builting (Regatta 288) and want everything to run as smooth as possible!!! We are also considering putting down the $850 deposit with Henley this week (pending our land settlement which is now running late) to build the same house. It would be great if we can both share our experience building.
Can I ask where are you building (we are in Western Suburb of Melbourne going to the Caroline Springs office). We've gone to Cosham Interior to 'select' most things already even through we have yet to pay the deposit (still struggling with the brick / roof ). I'm on this forum every night reading yet another thing to look out for / consider ($$$) then re balancing the budget and getting stress out at the figures for the 'upgrades'. Are you building just the basic / summer sale inclusion? Are you looking to upgrade / modify anything. We went to look at all the Regatta on display by Henley and the one in Caroline Spring was the nicest / best out of the lot (it probably the newest). Looking for to any tips you may have. Only thing I have been told is 9 month construction time (which I am guessing starts when the 'site start' happens). We hope to sign the final build contract before 30 June (in the worst case) to secure the $26k! i have chosen everything just waiting for contracts I think the hardest part was choosing the fascade, i went with the edison because it is cheeper then most of the other and you also get an extended porch and eves all the way around the house wich is nice, I split the Back room into a family room, this gives a 1/2 plaster wall to devide the room and also a cutout in the new wall, i done this to break the room up but without elimating the illusion of a bigger gouse because of open plan living. Do not get henley to tile your house ! they wanted to charge me $96 m/2 for porcelin tiles and i ended up getting them for $76 m/2 that $20 a m/ is alot when your tiling around 155 m/2 Re: Building a Henley home 6Feb 17, 2009 4:22 pm Yes they have a 12 week site start program.
They offered it to us when we went and did the house siting. It was too rushed for us though. You had to hand in your electrical on the day. You then have one appointment for colour and tender (eek! Imagine a full day of that) and really we didn't want site start in 12 weeks. We are having the exact same 'problems', I want to close that room off some what but still want the illusion of a bigger house / view of back garden. Would you be able to post your floor plan for us to see what we might / should consider adjusting. With the eaves, I though that the Edision facade just give biggest eaves at the front and not around. It is good to know that it all around the house. This will make it more 'worth' the money for the 'upgrade'. Which will help with heating / cooling summer / winter sun effect. We are going carpets for bedrooms and solid timber for living areas (rumpus, kitchen, meal, front hall) looking at $15k worth for this alone. Visited Austral / Bristile bric & tile twice, we though we've finalized the exterior until we were told the roof tile didn't really go with the Newport brick The lady at the interior place says the roof tile must come out of the brick colour i.e the Newport brick is kind of chocolat and grain of black / grey so only chocolat or black, grey roof title goes with it. We then had to start again with the exterior (still undecided at this stage) For interior (mostly the same as the display @ Caroline Spring): glass splash back: Red morgano (? the only red colour) kitchen / vanity cabinet: Laminex 602 Caesar stone: Ice Snow Internal wall haven't really select them yet cause they all look white / cream to us (how many shades of white / cream can the designer com up with!) Door handle selected. Internal door selected, external door still deciding / debating. That's all I can think of at the moment. Like you said it all too hard! Our consultant said Henley only do refrigerated add on but not evap. He suggested we might want to pre-install a water & power point for evap cooling later on. I've been waiting for a very long time, and had several situations totally out of my control that have 'interupted' the build process. I first put my deposit down in October 2007 and the slab is most likely being poured today. Granted my Husband lost his job and we had to put things on hold for 6 months, but it still has been an agonising wait... You are lucky you are this side of Christmas. I waited for over 100 days after my house was demolished to see any sort of action on my block. 4 - 6 week start date was a joke. The contracts were signed in July. Good luck, it's going to be a bumpy ride!! EDIT: Yes, Henley do evap cooling, They are installing ours. It's much better to add as much as you 'can' during the build. I could think of nothing worse than having tradies in my new home putting holes in the plaster and tramping dirt everywhere once we've moved in to install something that could easily have been done at frame stage. Henley are providing the Brivis P43 evap cooler with 6 outlets (upstairs only). Cost is just under $5K. I know it is too expensive, and it could be done cheaper later, but for the convinience of NOT having tradies through the house and mess everywhere it will be worth it! Henley - Wilshire Mk 3 ... Re: Building a Henley home 19Feb 18, 2009 3:55 pm Henley are doing our evap with the brivis p53 to 7 points and its costing us $5k - we looked around and the cheapest we could get was $4.5k plus henley putting in the water and power point do was only $200 saving to do it later....
