You are right we wont be tied up with one company if we do it later(Bravis is'nt that great). Where about are you building? Cairnlea. So we both are in hand in hand with HL. Tender signed Land settled. What about yours and where? Hi Ari, We put the deposit in March, when price was $183,500. Sorry but the price has gone up drastically. What about your status and where are you building? Re: Building a Henley home - regatta 43Mar 01, 2010 11:07 am Does anyone know the name & brand of the brick on the Regatta Q1 at Lyndhurst. I have rang Boral and Austral who both say it isn't on their list. We are writing up our colour document and would love to know the colour? We love the exterior of the Regatta at Lyndhurst as we are building close to the beach and want a beachy feel to the home. I haven't yet visited the Cosham Showroom as I have been putting together a scrap book so the whole process is a little easier. For those that are considering FLOORING have you thought about BAMBOO. Its a sustainable and renewable product that is termite resistant, water repellant and has a stilletto rating of 9 ie. hard (baltic pine is 1 on the scale ie soft). Its also a lot better for allergy sufferers and is easy to keep clean and maintain. The price is about $110/sqm installed but you can get it cheaper if you haggle a bit. SUGGESTION: Ask for the builders rate?? We are using Mosowood - Bamboo & Timber Select located at Home Ideas Centre (open 7 days) 1686 Princes Highway Oakleigh East Victoria. We are putting it right through our house except the wet areas. Bamboo is solid right through unlike floating boards that are MDF with a veneer on top. Re: Building a Henley home 44Mar 01, 2010 11:16 am They will have a folder at Cosham with the colours of the Regatta listed. If its not Austral or Boral it could be Daniel Robertson or PGH. Do you have a photo or even a description of what they look like? Re: Building a Henley home 45Mar 01, 2010 11:37 am Thanks Ari. I do have a photo of the house that I will take into the Cosham showroom. It will obviously be the easiest way to find out. I hadn't looked at PGH bricks but there is a brick called CREOLE that is very similar. I'll do some more investigating. Looks like a trip to Cosham tomorrow for me! Re: Building a Henley home 46Mar 01, 2010 12:06 pm I meant put the photo up here or give us a description so we could take a guess for you. When you go to cosham, just ask for the folder with the Regatta at Lyndhurst in it. It will have every colour and option listed for that house. The bricks, gutters, paint etc. They have it listed for every display house. You can turn up at cosham before your appointment date. I went a few times and just wandered around looking at all the colours. It made it so easy because at the appointment I had everything already decided. Re: Building a Henley home 47Mar 01, 2010 12:57 pm Ari I've taken several "guess's" at the brick but I think the best way is to visit the showroom and find out. I've also visited Boral and Astral bricks but bricks look different with different mortar etc. Sometimes photo's don't show a true reflection of the colour when you take into account sun / cloud factors. It's off to the showroom for me. And I will ask to see the folder for the lyndhurst display. Thanks. The first picture on the Henley site for the Regatta home is the brick http://www.vic.henley.com.au/#/HomeFind ... endonvale/ Cheers, Lisa Re: Building a Henley home 48Mar 01, 2010 4:27 pm The first pic I got for the Regatta was rendered! Is it this one?? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ If so, then you are most likely looking at a Daniel Robertson brick, either Hawthorm Tan or possibly Hawthorn Black. Gorgeous bricks, but be prepared for a HUGE upgrade. Also, their batch has changed, and this would be the old one (based on the fact this was built before mine, and I have the old batch...), the newer one I believe doesn't have as much colour variation between individual bricks Best to check with Cosham anyway, as I might have the completely wrong photo! In my everyday business dealings, I'm faced with either being asked for a better price or doing the asking. Does anyone know if what you are quoted by a spec builder negotiable or "take it or leave it" type senario? Thanks Re: Building a Henley home 53Apr 06, 2010 10:24 am Thanks Fruitty. Reason for my question was that I think Alfresco areas are somewhat over priced for what they are. There's very little difference between the price of a garage and similar sized alfresco's and yet you get walls etc with a garage. So I thought there might be a little too much 'meat' in the builders prices and the decision to go with a builder/house may be a matter of a few bucks. At the moment I'm torn between 2 builders and designs and the pricing for both are close but the one I'm leaning towards is the slightly more expensive for the same size etc (the floor plan suits better). So I thought I could negotiate but looks like that's not an option by the sounds of it. On a different issue, can I get advise from those in the process of building or have gone through the process concernign what to possibly allow for dollar/percentage wise for the incidentals like upgrading door handles, carpeting etc etc? Is there a nice rule of thumb to go by. The sales guys keep glazing over this and looks like you have to sign up and then go through the selection process which worries me in blowing out the budget. Re: Building a Henley home 54Apr 06, 2010 12:08 pm Door handles and 'small' things like that you can get an idea (or even exact) price before you even put your deposit down. The builder (Henley, Metricon, PD?) will have a price list from which you can price such upgrades up yourselves prior to committing. Go to Henley's Cosham in waverley they have a showroom open even on the weekends with 'tours' where they will show you the upgrade options and you can grab a price list there which you can then price upgrade yourselves so you know excactly what you are up for. I don't belive the sales guys make extra if you upgrade the door handles. Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond.
