We have just bought some land and have found a plan with Coral that we quite like. Only problem is that we would like to make quite a few changes and the price seems to be going up and up! Several friends have suggested that we build with another builder but smaller builders don't seem to have a fixed price contract. There seems to be possible increase of 5%. Any suggestions please... Where are you building? With the price increases we have found that they go up every 6 months. usually a few thousand each time. We also looked at perry homes and they were going up as well, so no difference really. Which plan are you looking at? With changing the standard plan seems to be no worry woth coral. We were a bit worried when we heard some mixed reports about Coral but that is a bit reassuring. We are going to build the Baroness 274 (I think?!) Not sure if the kitchen is going to be big enough and Coral seem to charge an arm and a leg when we want to change anything. We're also building with Coral and found them very easy to work with. We've been trying to build for nearly 2 years (long story - another thread) and have been watching Coral's prices ever since we started. Price rises do happen regularly with all builders, so whoever you go with, get in early to avoid paying more. Re the kitchen: We're building the Heron and I just felt there was not enough work space in there for me. I cook all the time and wanted more bench space as well as a 900mm oven with gas cooktop. Coral replaced the kitchen with the one from the Bedarra range, removed the wall tower and I'll be supplying my own oven/rangehood. There were a few variations done to achieve this (I changed my mind a couple of times), but to give you an idea: Replacing the kitchen $572 Delete "A" style kitchen bench -$285 (credit) Delete oven, cooktop, rangehood -$916 Gas plumbing for the oven $360 So, I thought it was quite reasonable, but didn't compare to other builders of course, so I'm not sure how competitive it is. Certainly not a budget killer though compared to a lot of other things and because I pretty much live in my kitchen it was a priority to me over other things. I'm actually now REALLY worried that my kitchen will be too big in the room it's going in. Oh well, too late to change anything now! My plan is here if you want to see what we've done. We are just at the stage where we are dealing with the sales guy and maybe he doesn't have all the up-to-date prices for things like putting in drawers instead of cupboards. Gave us an estimate of $3000 which scared the life out of me! I really want a cooks kitchen and love what you have done with your big bench at the front. I know it is all about compromise, but its great to hear of people who have had good experiences with building with Coral. thanks heaps! Hi Juljas Being new on this forum I red your comment about Coral and I think that I understand where you are referring to. My hubby and I are in the process of modifying the Hayman 279 by swopping the Laundry and the Entry and adding 4 meters to the middle part of the house in order to make the house suitable for an acreage. Furthermore we moved a couple not carrying walls and changed the garage from double to single. The salesman told us upfront that all that would mean that we were looking at a Modified Standard Plan instead of a Standard Plan and quoted us 25,656. When we asked for a break down of that price he told us that he could not do that. We decided to continue, paid $1850 for Survey, etc. and when the basic Price arrived we were looking at a price jump from $151,900 for the Standard Hayman to 184,656 for the modified one. This included $4,500 for area surcharge. Again Head Office refused to give us a break down but we were told that the extra 4 mtrs would cost $22,000. The extension is situated there were it would not interfere with the construction of the house. Just a couple of A-frames more, extra slab and longer walls. In total the cost/m2 of this house has gone up from $ 540 to $590. We are a little bit confused and do not understand where this kind of costs are coming from. After a lot of discussion between us and the salesman and between the salesman and his manager they offered us a discount of $2,000 !!? Hopefully the Tender Letter will arrive tomorrow so that we can decide if we are going ahead with this builder or not. I have the feeling that they are pulling my leg but do not know exactly how and where. Is there anybody on this forum who has the same experience with Coral or another builder? Love to hear from you. Re: Coral Homes mixed feedback 8Feb 25, 2009 1:51 pm hi there, i am at intial deposit stage and, bearing in mind that i have not actually increased the size of the house, have made HEAPS of changes - i deleted my kitchen, moved it, upgraded to a galley kitchen, extended bed 4 and turned it into a media room, deleted walls, wardrobes, added bigger sliding doors etc etc - my sales consultant has always had the info, broken down costs into p lineal metre if applicable, and all in all my changes cost less than $2000.00. We tried to break down the price ourselves by starting the whole process all over again but Head Office simply did not want to cooperate. So that is why we gave up and are waiting for the Tender Letter which will explain it all as the salesman told us. We decided to stay with Coral because of the starting price. We have also been looking at Perry Homes - The Courthouse @ a starting price of $194 K and Morcraft - The Grandview @ a starting price of $220 K. All three houses are about 300 m2. Obviously Coral has a better price which leaves some space for the "Goodies". We are building near Tewantin, QLD. Most interesting issue are the site works, as they have risen from the first quote of 11,500 to 1,588 for cut/fill (14.78 AHD with max crossfall over the house area of 0.45 mtr), 9.564 for M / P site cassification, 1.100 for add. on site management req. and 1.122 for additional survey req., work that should have been covered by the $1850 we paid to get the process started. Furthermore we have to pay the Electrician 1.335 for connecting our live connection from the shed to the internal sub-board in the garage. Our Electrician did all the trenching up to 10 mtrs to the house site, all the cables are in place and still we have to pay this amount of money, while 10 mtrs should be included. Another blow is that we can not have two of the three watertanks within 3 metrs of the slab. We would like them placed between Bed 1 and the Games Room so thet we can use them as part of the Patio. We got the Go Ahead from Head Office and the Building Manager a month ago, they said "No Problem", told us the conditions in regard to when and how to put them in and now they just don't want to do it. And then there is the issue of Water Supply where we have to pay 3.284 for upgrades to included stormwater pipes so that they will be Lead Free PVC pipes (UPVC). So at the end of the day, with a starting price of 151 K we expected to end around $205 and now the Modified Hayman will costs us 230. By deleting a lot of nice things, we managed to get the figure down to 221, but still too high . Tomorrow we'll have an appointment with the Salesman in order to try to talk the price down and see what happens. Not sure what we are going to do when everything failes because we would like to sign a contract before June 30th, being a First Home Buyer. We are building with them at the moment and can recommend them. Sure we have had the odd problem or two, but they are straight onto it.. Anyway.. see if any of their designs suit.. I am not sure of their inclusions now, but we got Ceasarstone benches, stainless laundry tub and cabinetry in laundry, over head cupboards in kitchen, ceilings raised to 2590mm, s/s air conditioner, fly screens and more, all in the base price.. -Sha Ps, I am not affiliated with them, other than being happy with them building our home. Yesterday we've been to Kawana, again talked to sales guys of Grandview (great inclusions, high quality), Metricon (Denver, nice house and GREAT extra offers worth $46 K) and Perry Homes (great choice for acreages). The most amazing thing we discovered was that we pay very much money for a Low Reactive M-slab (over $13 K) while Metricon would charge about $3 K for it, while Grandview and Perry Homes would have it included in the standard price. So in the process of gathering this kind of information we felt overcharged more and more. I would just love to drop our house plan and choose for another builder but unfortunately none of their standard plans appeals as much to us as our modified Hayman which we basicly designed for our block and put so much time in. Everytime we went over the others it somehow did not fit regarding view, sun and so on. Quite frustrated we ended the day sort of stuck in the middle between continuing with Coral, paying a lot of money for a completely stripped house or try to find ourselves a builder to build the house as we want it. We are not really sure how that would develop price wise either. Has anybody on this forum any information about prices / m2 a builder could build a single storey, brick, concrete tiles house of 300 m2 for and what a Draftsman would cost, drawing up the house? It would be great if anybody could help me out on this. cheers Annelies Re: Coral Homes mixed feedback 18Mar 11, 2009 9:10 am Just to answer a part of my own question, I shopped around a bit and got the following information of a draftsman a couple minutes ago. He takes $75/hour and he thought to need appr. 80 hours to draw a complete plan of the house which can be taken to a builder.
Does that sound reasonable to you ? You have scared the living daylights out of me! We have decided to go with Coral in the end and have paid our deposit to get soil test etc done. Haven't got our results yet so please cross your fingers for us. We have managed to keep the base price under $200K but have decided to do a lot of things ourselves. We also looked at Newstart homes and LOVED their display home at Springfield lakes but found their prices too expensive. Also love INDIGO and BMW Homes. BMW might be a good place to start if you want to go with your own design. Their prices seemed very reasonable to me. We are building on acreage and are looking for a very specific type of design to suit our block. We liked the Coral design the best for our block. WIsh you all the luck and hope you find a builder soon. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
