It fits our 14m lot width, comes with an alfresco, a decent size rumpus (4mx4.5m), study room, very large family area, and 2 extra bedrooms (just in case the missus kicks me out of our bedroom )... But I guess you COULD live without an alfresco, and you COULD live without pots and decorations and candles. Why not make the best of both worlds and have both accessories in the house! The good news is that the tender appointment has been changed into an earlier date, that's because the engineers were able to perform the soil test. Not just that, but we were booked for four appointments all in April 08/04 Tender Appointment 20/04 Hopetoun Appointment 21/04 National Tiles Appointment 23/04 Contract Appointment I was quite concerned about the Contract appointment being pushed away after June, but it looks like everything is going smooth so far. The bad news (well good and bad news) is that I was able to contact our CSC today and asked her about the soil type. She didn't want to give me the details because the soil information can only be read by engineers. I insisted a little bit with a decent excuse to be told that the soil type is 'H Class' . Now till now, these are great news. She even told me that it all depend on the engineers, as we might need to install piers which will push the site cost up to $20K Asking the experts in this forum, The land fall : 1.2m Soil Tyepe : H Class Location: Craigieburn What's a rough figure that I need to have in mind for the site cost ? It seems as though we are at the same stage as yourself with the building process Tender Appointment - March 31 National Tiles - April 2 Hopetoun Appointment - April 16 Contract Appointment April 21 Cant wait to get it all started - think we might head down to Hopetoun this weekend and get a start on things... Question: the wife and I are planning on an O/S trip in July - do you think it is neceassary for us to be present during that building stage of the home. Yeah It looks like we're on the same boat The Hopetoun dilemma is not solved yet with my partner. We haven't made up our minds yet about the colours unfortunately ... Get your dad to act on your behalf in a written document and present it to PD. On Hold .. 93Mar 19, 2009 7:31 am iTalk - I wouldn't stress about site costs too much we have 1.4m fall over the whole block and just on 1m over the building platform... we have M class soil but there not alot between M class and H only a few thousand and we don't need piers just deeper edge beams and our site costs are coming to just over 6k with a $1500 provision for rock included in that!

PD obviously do thing differently because the only appointment we have is at Cosham interiors where we do everything from colours, to tiles, to picking sinks and electricals and we had that before we were even assigned an administrator! she doesnt feel comfortable being away during the build. I suppose at our tender appointment we can speak to the CSC and see what their thoughts are on it. I don't think you need to do much in the first month of the build. I think you need to organise something with your dad AND an independent inspector to have a look at your house at the plastering stage. Re: Building The Bardot 29 ... So if you are paying $5k to hold the price and the prices actually go up by $10k, you are only paying $5k, however if the prices only go up by $3k then they will refund you the $2k. Did you see the thread around here recently about most builders having increased their prices lately? find another builder that wont charge you. i was quoted a price in april when i signed up, and i paid that price when we started building in january even though the base price of the house had increased $15,000 in that time. some builders look at ways to rip you a new one whenever they like.
