Hi
Is it compulsory to have your exhaust fan in the toilet / WC ducted externally ?
We are building a double storey and realised that the toilet on the ground floor will not be ducted externally.
Is that legal ?
Cheers

We have a double storey and the powder room (I presume a fancy name for the dunny) has a smaller vent ducted externally. We did pay extra though. Cheers Re: Exhaust Fan Ducting 4Feb 13, 2009 9:40 pm not necessarily. It is compulsory to have all the required R3.5 insulation but in our case it is an upgrade from the standard insulation to meet the Basix. It was one of the defects raised by our independent inspector in our powder room downstairs. Our builder fixed it. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Exhaust Fan Ducting 7Feb 14, 2009 7:00 pm Can I ask what are the major concerns with it not being ducted to the outside guys?
I'm trying to decide whether or not it is worth fighting my builder on this, given we are nearly at plaster stage... My karma ran over your dogma Re: Exhaust Fan Ducting 8Feb 14, 2009 8:17 pm I hesitate for fear of stating "the bleeding obvious", but an unventilated loo can get quite pongy at times. Worse still, this can take a long time to clear and may "escape" to adjacent parts of the house.
I like really good ventilation where it's needed and would be happy to forgo luxuries to achieve this necessity. Cheers zeke Re: Exhaust Fan Ducting 10Feb 14, 2009 8:25 pm Thank-you Zeke I get that, I was wondering if there were any other issues than the smell factor. We live in a townhouse at the moment and I don't believe the powder room fan is ducted externally and we haven't had any smell issues to date....
I am way past the stage of being able to add things to my build but if I can prove that it is a legal requirement to have it ducted externally than I can go about getting it changed, if not I think I have to give up on it....oh and send my DH to another toilet My karma ran over your dogma Re: Exhaust Fan Ducting 11Feb 16, 2009 8:54 pm hysterical & Bel,
Our builder fixed this issue by fitting in a duct to properly clear all contaminated air from the powder room (ground floor) onto the outside air. The issue was discovered by our inspector (good thing!). It wasn't obvious (that it wasn't ducted) just by looking at the exhaust. I believe it is against BCA, as mentioned in our pre-handover inspection report. As per BCA's ventilation requirements, 'contaminated air from a sanitary compartment must exhaust directly to the outside of the building by way of ducts; or exhaust into the roof space provided it is adequately ventilated by open eaves, and/or ...' ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping!
