PD packages for a specific estate definitely should meet estate guidelines so there shouldn't be any nasty surprises there. Just be aware that if you don't want to blow your budget, you should aim to choose paint, roof tiles, bricks, door handles, floor tiles etc from the category 1 ranges. Our experience was that they were upfront about costs and what was or wasn't included. We had quite a few extras that we wanted and were prepared to pay for, so those added around $50,000 to the base price. We're still very happy with those decisions.
