Yes the entire house would be taller if both the bottom and top floor were raised but with just the bottom floor raised, the actual external house height is exactly the same. I don't know whether the standard design of this particular builder's double storeys are done in such away that they allow extra room between floors just in case you want the ceilings raised or some other reason but honestly, the house is excatly the same height. Generally, the standard (cheapest) engineering of a double story house would not allow for the additional height, without increaseing the external height. Electrical Engineer... I was surprised myself and I actually questioned the plans but have been assured that they allow for the height increase internally. So how exactly did they achieve the same height by raising the ground floor? Structurally something would have had to have been done, reduced the floor joist height but decreased the spacings etc. Re: High ceilings - How much did you pay for it? Does it help? 26Feb 13, 2009 8:43 am Correct. The floor joists(truss type system) will have to be reduced, and then strengthen as necessary... This truss type system is typically around 30cm deep, and a web type design to allow for plumbing and electrical services... Reducing this by 6" means the timber needs to be stiffer, and the design of the web truss much stronger... Hence why most builders will just add additional height to the external walls instead! Does it help? 27Feb 13, 2009 1:10 pm From all the builders that I have talked to (based in Vic), change from 2440cm to 2560cm is around $3-4k, and to 2700cm is around $5-6k. Not sure about 3000c, never thought of that high for the whole house, even though we have a Cathedral ceiling in our lounge.
I like high ceiling, it does make your whole place look more spacious, especially if you're building something smaller than 30 SQ. And high ceiling looks nicer with the ceiling fan on (one way to save energy). Imagine the ceiling fan hanging just above your head with the standard ceiling height! Does it help? 30Feb 13, 2009 4:15 pm Can't find my cost but we increased height to 2700 from builders standard of 2400, I am a great fan of higher ceilings, previously lived in a 50 year old double brick house with 9 foot ceilings, which I beleive are around the modern metric 2700, I think it makes house seem so much more spacious and helps it keep cooler in summer. If you plan to have a traditional style house with a bull nose veranda at the front you'll need 2700 or else the veranda will be too low.
House # 2 was only a small one 170 sqm and that cost me $4250 to go from 2400 - 2700 House # 3 quotes have just come in, 2700 is included within the base price for the lower level and 2400 -> 2700 is $3415 for the top level. I was tempted to go 3000 for the bottom floor but instead i'm looking into some coffered ceilings to the formal rooms, i think that will look better. Re: High ceilings - How much did you pay for it?
