PD seems to be offering a ceiling insulation of 2.5, while the Victorian Government requires wall insulation of at least 2.2, and 3.7 for the ceiling insulation. Is that even legal ? Considering that PD are offering 5 star energy rating!! Its overall features are taken into account to make up the 5 star requirement. for more information look: http://www.sustainability.vic.gov.au and http://www.buildingcommission.com.au On that note we had to upgrade the ceiling to R3.5 to meet 5 star and were charge by PD for this as they said it was because of our alterations to the design i.e. exrta external doors. OK just had a look on the PCV and the cost was 1128. it says: " Based upon the independent 5 star energy rating assessment dated 21st November 2008 and drawings dated 7th November 2008. Provide the following upgrades above standard allowance to achieve 5 star energy rating: - R3.5 glasswool insulation batts to internal house ceilings in lieu of standard R2.5 cellulose fibre. Note: These upgrades are due to the client variations which are referred to in the tender document. The following items are also required to achieve the 5 star rating but are included as part of the standard home allowance: - Self sealing exhaust fans. - Sealing of gaps and cracks between house frame and window/door frames. - R1.5 glasswool insulation batts to external house walls." We have it in our current house and it comes in through the ceiling vents and it's also no good for people who suffer with allergies or asthma (like myself). I was sure it was somewhere in our documentation, but as far as I can see now, the contract only says 2.5 for the ceiling..... Not complaining. He'll get back to me after asking PD about it. Note that I noticed that PD are overcharging for floor tiles. I asked about the $79/sqm they have for their Cat1 tiles. I did my calculations, and it seems that they charge at least 20% more than the right figure. The SC will get back to me about it as well.
