Browse Forums Building A New House 1 Feb 08, 2009 10:08 pm Well after 9 months of just thinking, at the suggestion of the designer I've decided to put some of my idea's onto paper and heres my first attempt. Feel free to poke holes, I'm not emotionally attached to it in anyway.
Just to clarify why I put things in certain places : * The storage room is there for storage but also to create a privacy corridor for the 2 main bedrooms. * Do the toliets need to be on outside walls ?. or can I just vent them ?. * The tackroom toliet is to be used by people on the horse paddock so I can give others a key without them having access to the house. * The land layout follows the compass. * The house is a funny shape coz the land is. * The house has been designed around its view which is at the rear. * I don't like the master bedroom layout or ensuite or powder room but bathrooms are hard. * The upstairs does fit comfortably over the downstairs just that the scale are wrong. - the butlers pantry *seems* big?? I can't read those dimensions properly but the proportions seem large. There is nothing wrong with a big butler's pantry mind you just thought if you do need extra room elsewhere then you could steal it from here. - in the kitchen, the 'supposed' ideal set-out is to have the fridge, stove & sink in a triangle formation for easy work area. I assume the fridge is on the back wall there, which woul dmake them all in a line? - you are obviously a bidet person, I am not so would probably omit it - personal preference though - Nah I don't think toilets need to be on the outside wall. Our ensuite one isn't and it's fine. (Is ventilated though) - there seems to be a lot of unused space around the foyer area but can't really see how you can get around that. If you are not keen on the master bed layout, I think I'd forgo the bath and bidet to create a more spacious ensuite and better entry to the WIR. The current door to it seems a little lost on the wall. Love, love, love your mud room and tack room. The seperate toilet in the tack room is a great idea. I leave you to fend for yourself, figure things out yourself. Yes the Butlers pantry is too big, its almost bigger than the kitchen There is a sink in there too which didn't show up on the plan. I know what you mean about the triangle, but I didn't want the sink on the island bench so I couldn't see a way around this. To be honest I didn't know what to do with the kitchen, I could only think of the galley style design. I am having a large butlers pantry too, I have a fridge and a sink in there (in addition to the normal kitchen). Tho yours is bigger than mine! As for the bidet - I never even thought about it, I wish I did now!

Not uncommon to have toilets without windows - you may be able to put in a skylight on the upstairs one (not the downstairs for obvious reasons) and you can have a light switch that automatically also activates an exhaust fan. Yup the master is just not working - I don;t like it and I drew it Thanks for the support on the mud room and tack room for me its the highlight of the house. Yes the toliet in the tackroom does make for a 4th toliet which is a pain, but who wants muddy boots through the house just use the loo. Actually reading what you wanted to do in the garage Joles confirmed to me it was worth the extra loo to clean. You could run the kitchen bench around the corner on to the back wall, have the sink under a (servery?) window, then have the fridge and hotplate/cooker back on the main bit where the sink is now? That's kind of how we've got ours. You might have to move your sliding door a bit over though... As I said before I could only think of one style of kitchen so I was quite limited !. With your idea its a great view from the sink and if I went for a low splashback and servery window it could be used to pass stuff back and forth. 1)Im pretty lazy, so the last thing I would want is to come home from 2 hours food shopping at Coles, and then have to lug all the groceries upstairs. Living on the ground floor, sleeping on the top floor? 2)Noise seperation, not sure what your construction will be, but definately go for concrete floor slab in the upper floor, youve got bedrooms below. 3)Maybe a bit too much living space areas, Formal louge, Rumpus, Home theathre, TV lounge. Do you really need that many seperate rooms to live in. Other than that, Well done and good luck. I personally wouldn't have it like that... if possible have a landing and point it somewhere else. Re: Help review my plan ideas 15Feb 09, 2009 5:12 pm Yes the upside down bit is not to everyones tastes but the views really are spectacular (dandenong ranges and a few hundred acres of parkland) and it seems such a waste to only see it from the bedrooms. Also it has a value. From the houses across the other side of the parkland most of them are upside down houses due to the view and the ones without the view are considerably cheaper.
The upside down bit is also why the stairs are facing the front door, I was really concious of the need for it to be obvious for people to come straight up the stairs. The privacy bit is downstairs thus having the stairs straight on reduces people's options. Well thats what I was attempting to do and hopefully pulled it off. The upstairs will have a concrete slab for the noise. There does seem to be a lot of living areas but the HT is really a 4th bedroom in disguise. Thanks for the compliments and feedback people. arrange the lounge in such a way that you can see the TV from the kitchen! Perhaps have it in the top right corner? In my next house I plan to have the TV wall mounted on a 45 degree corner wall, not only for the reason above, but also have the "void" bit behind the TV accessible from the other side of the wall so it can be used to hide away all the AV/HT components. (A bit difficult in this case as one corner backs on to the outside, and the other from a bathroom, but still something to consider!) i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 12815 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 40013 The worst thing you can do is sign a building contract without a pre contract review.
