Browse Forums Building A New House 1 Feb 08, 2009 7:41 am Hi again
We went to PD yesterday and we were quoted for many additional items that we wanted. We came back home and realised that all the add-ons are way beyond our budget. Trying to cut down few of the things, I've come with few questions I have no answer for. It's very much appreciated if you could help me out with them. 1. Cost To upgrade tiles into higher category (Cat 2, Cat 3, or Cat 4) 2. PD provide a normal 175Litre with 1 Panel Solar System. Will these be enough for a family of 5 ? 3. PD provide Class M slab. How much does it cost for Class H ? 4. Is it worth the upgrade into a zones ducted heating system from the default one provided by PD ? ($1100) 5. The alfreso is going to cost an arm and leg (around ~$7000). It's very important to have one, but not if it's costly. My question is, can 3rd party builder provide a similar extended alfreso to what PD do ? I'd love to have it to be part of the house frame. 6. How much does it cost for the driveway ? (it'll be 5 mitres by 5.5 mitres) 7. PD wants us to pay $2500 for the 'Fixed Price Guarantee" . My land will be settled in late May and PD will start building in July. Is this $2500 worth it ? That's it for today Thank you all... Re: Questions About Additional Variations Provided by PD ! 2Feb 08, 2009 10:26 am Hi Italk
I'm not building with PD, so I can't answer most of your questions... But I think the upgrade from M to H class with PD is a few thousand. With regards to the alfresco, we are having the exact same problem and we are pretty sure that it is probably something we could do A LOT cheaper post handover = and better - more modern. Under the roofline, I'm starting to find, is quite boring now, but good for resale. So if we build our own we will be able to do it for half the builder's cost and twice as good. So we are spending those $$ that were to go on the alfresco, on the house inside. I hope that helps you... Annie A thankful person is a happy person. Site costs will depend on your block, these costs are individual. Even houses on adjacent blocks could have very different site costs. As far as the alfresco goes I think if you want it under the roofline you'll have to go through PD but that's not to say you couldn't do it afterwards and still make it look good. Most established houses we looked at had outside entertaining areas - none were under rooflines but some still looked great.
We upgraded our tiles - I think to cat 2 but not sure. Our house is 29 sq and the upgrade is costing us just over $2k. That includes feature tiles in the showers. The fixed price guarantee with PD will only be charged if prices rise. If prices go up by $1k you'll get the rest back. If they go up by $5K though you'll only be charged the $2.5k. Can't help with the other items you mentioned. Re: Questions About Additional Variations Provided by PD ! 4Feb 08, 2009 2:47 pm iTalk 2. PD provide a normal 175Litre with 1 Panel Solar System. Yes it is, all five of us shower or bath every night and three of us in the morning. We have the std 175L and one solar panel and haven't run out of water yet. We also have the bigger/longer bath and I fill this quite deep. I think you'll be right. 4. We got the zoning because we have a two storey home and thought it would be a waste to heat the whole house if only one or two of us is home during the day. Our cost was $495. 6. Depends on what you are having. We have colour-through concrete with stencil and it was $60sqm plus $200 excavation charge. We had about 72-74sqm poured 7. Sorry never heard of this! Hope this helps. We actually found most tiles in cat 1 and only upgraded feature tiles. 2. We upgraded to 215L and 2 solar panels. We are a family of 5 almost adults. When I looked at the manufacturers website, the 175L was recommended for 2-3 bedrooms/people, so we decided to upgrade. 3. Depends on slab size and site itself. 4. We got one zone and a network controller. When/if the kids move out we don't need to heat the whole house. 5 We got an extended alfresco and it was 4K? We wanted it under roof line. Cost will depend on soil/size/house design. 6. No idea, we're still building 7. You can say "land will be settled in May", but in reality, this is a hope. Many people on this forum can testify that land that was supposed to be settled as gone on for months later. So, you need to take this into consideration to when deciding. Hope this helps. Is this $2500 worth it ? 4 - Yes! You may not want to be heating the entire house all the time, say bedrooms during the day or if the kids aren't around etc 5 - If you want it under the roofline do it through PD, but if you don't mind then maybe do it later. With them being under the roofline, it blocks out a LOT of natural light to the room that it is off. 6 - It depends on the materials you want it made from, 5x5.5 = 27.5 @$60 sqm = $1,650 7 - I don't think you have a choice. I had it explained that if you push the start date out past the end of June they charge you a fee and if the prices of the materials comes in under this amount, you get money back but if it goes over then you don't pay anymore than the $2,500 'A bottle of wine contains more philosophy than all the books in the world.' Re: Questions About Additional Variations Provided by PD ! 8Feb 08, 2009 6:00 pm We are going in for a tender next week and have done most of our homework. To answer some of your questions.
1. Cost To upgrade tiles into higher category (Cat 2, Cat 3, or Cat 4) >> you can get this from your sales consultant. they usually have a pricing book with all the prices for all categories for all materials (bricks, roof, render, etc.). you can ask for a photocopy of the page you want and take it home. Our sales consultant at Point Cook (prestige) was very good and answered all our questions. 4. Is it worth the upgrade into a zones ducted heating system from the default one provided by PD ? ($1100) >> I agree with the post above, why heat the whole house when not all of the rooms or living areas will be occupied at the same time. 6. How much does it cost for the driveway ? (it'll be 5 mitres by 5.5 mitres) >> depends on the tradies I guess. Try using the search function for what some of the people in the forum paid to get their driveway done. You have to consider what type of surface (aggregate, pavers, etc.) which will greatly very in cost 7. PD wants us to pay $2500 for the 'Fixed Price Guarantee" . My land will be settled in late May and PD will start building in July. Is this $2500 worth it ? >> this is to lock in the prices so that you will not be affected by price increases. We took this option because we had our sales quote done last December. We took a look at the latest PD brochure and found that the base price for our home has increased by almost $3k. Our land titles in June so I believe this is good. Good luck with building your home! I don't know what to say, you've all covered and answered all the questions. I have nothing to say but thank you very much Hi Marko The best thing to do is to have a look at your contract and see how the variation clause is worded. We use the NSW Fair trading contract and the way that is… 1 5067 Our standard double-glazed window is tested to achieve, Rw 34, and can be glazed to suit Rw 39. The price is good too... 3 1450 It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO. If in doubt find a contract… 1 6361 |
