Browse Forums Building A New House 1 Feb 07, 2009 8:45 pm Hi, I'm new to this site and my husband and I are building a new home with a perth builder. It is 2 storey and I just wanted to ask any one who is building a 2 storey home how they went with their construction and how long it took. We signed our contract just before christmas and it still hasn't gone to shire yet? Our shire also takes forever to approve, so I am thinking it's going to take forever to build this house. Help! I'm going mad with the inpatience Re: How long does it take for a 2 storey house to be built? 2Feb 07, 2009 9:34 pm A lot of the Melbourne builders have 20 week build times, so I am assuming that would be a suitable time frame. I'm building a single story smallish place and they reckon it will be about 12-15 weeks 'A bottle of wine contains more philosophy than all the books in the world.' Is that a brick house? I've been told we are lucky to get in by Christmas 09! Thats why I 'm trying to find out what the go is. Yes for brick, but like I said, Porter Davis has a 20 week promise, doesn't mention if one or two stories 'A bottle of wine contains more philosophy than all the books in the world.' Our house is due for handover next week....well fingers crossed Anyway it,s taken approx. 9 months for the actual building time. 19 months all up from the time that we signed the contract. It,s been quite slow, although we have been happy enough with the build time and the quality....but I can understand your frustration and impatience....just make sure that you are in constant contact with your builder, don,t assume that things are happening We made that mistake and I think we just got put to the bottom of the list because we weren,t constantly on the phone and hurrying them up Our council approval only took a couple of weeks Good luck with it all and I look forward to following your progress Cheers Mel Building on 9 acres Re: How long does it take for a 2 storey house to be built? 6Feb 07, 2009 10:31 pm Porter Davis may advertise 20 weeks for a single storey but our contract is actually 196 days which works out to 28 weeks! I think it's 30 weeks they advertise for a double storey. We're hoping it will be quicker and I think they often are but no guarantees. Re: How long does it take for a 2 storey house to be built? 7Feb 08, 2009 9:19 am We are building with Be@umonde in Perth, the contract time for a 2 storey rendered house (brick and concrete slab) is 18 months) which was pretty standard at the time we signed - April 08. Plans were already approved for development by council by this stage (and then we subsequently had to get the building licence). Slab was poured in July 08 (we had to demolish an existing house first) and we are tracking to finish in June this year - so 11 months from slab down as opposed to 18 months in the contract. The downturn in the economy has at least been good for our build time
The fact that you signed before Xmas and it's still not with the Shire is an issue - make sure to get on the builder's case about it, and then follow up with the shire yourself as well. I find taking small children in with me to the Shire offices to speak with the approver personally works well.
