Browse Forums Building A New House 1 Feb 07, 2009 3:45 pm I would like to know what Eden Brae's process is for building one of their houses.
I was told that I would have to pay $500 for a fixed priced tender. What does this include? If we are happy with the fixed priced tender then we have to pay $1500 for working drawings. If we are still happy to proceed we have to cough up 5% of the contract price less the $500 and $1500 already paid. They will then lodge plans to council. What else do I need to know? Troy Re: Eden Brae - The Process 2Feb 07, 2009 4:02 pm 5% seems a lot to get plans to council and you don't even know if you will get an approval... I think we paid $3000 in total to get to the build stage... that was with McDonald Jones Homes and similar previous to that with Masterton Life is an enjoyment, enjoy it Re: Eden Brae - The Process 4Feb 07, 2009 4:27 pm If you check out this thread I started the other day you'll see that it differs throughout the industry as to when a contract is signed and deposit is taken.

You will not get that deposit back, because by the time they get applications to council they will come back stating that the have consumed the money on drawings, surveyors and whatever else.
5% is a LOT. I am building with EBH anyway as I like the home, but there were some rough (read *******) behaviour going on during the council piece that almost had us pull the plug on it. Good luck. Re: Eden Brae - The Process 10Feb 09, 2009 7:03 pm Hi
I am building with EB and yes 5% is a lot. Although there is a cooling off period of about 5 days - nothing is done at this stage to know whether or not council will approve your plans. We have now been twice rejected by Council ...1 year on and still no approval!! I'm going MAD!! Eden Brae are extremely slow and tedious in their service. We can't get out of our Contract as it will cost over $30K - the only good thing about EB is that they are flexible with amendments to the floor plans - but beware this will result in even further delays!! On top of all this they now want to increase the base price of the house!! Re: Eden Brae - The Process 14Feb 10, 2009 9:06 am Getting this topic back on track, I stumbled upon a page at the Eden Brae website which documents the Procedure of Purchase, Construction, and Warranty.
