The decision from our builder is a base of 19mm marine ply on top of bearers as the floor construction. This was a surprise as we expected fibrous cement sheets. My experience is marine ply can delaminate and expand. With tiles on top I'm concerned moisture could be trapped,... the vicious cycle begins
SS explained using fibrous cement sheets is too heavy for construction people and C could not meet the OHS rules for the building. I'm guess waterproofing the ply, then tiles on top of marine play should be long lasting. We aware of other C people with balconies suffering leaks. The suggestion was from C was dark tiles resulted in expansion due to "heatsink" factor. The feedback was use light colour tiles to stop heat collection and expansion. There has been associated serious injuries.
With our balconies the intent was to have them for our own preference for the views but equally for the resale vaIue as the house will look over the coastline. We will have lots of salt water etc. The frame for balcony flooring is treated timber. I think the fixing nails are normal steel or gal. Then on top of the structure ( see below) the marine ply will sit.
