Just wonder what do you think about the Before and After version of the Santorini 29 ~ BEFORE Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ AFTER Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Basically, the changes I've made: 1. move the master bedroom to the back 2. get rid of that hallway from the garage 3. extend the sitting and put in extra walls and doors to make it a multi-purpose room (eg. Home Theatre, Study) 4. access from the garage directly into the pantry/linen combined (hope it won't be too narrow) 5. extra feature windows and sliding doors in the master bedroom ... and now I've lost the Rumpus ... 6. depends on budget, I might extend the Alfresco all the way to reach to Bedroom 4 and the new Master Bedroom to make it a "L" shape ~ Any feedbacks will be much appreciated! it may or may not be this same house, but i remember being through a display like this and asked if we could do something about that wasted space between the garage and pantry, and they said you couldn't change it. also, this might be because i'm young, but i wouldn't want the master bedroom at the back for fear my future kids would sneak out... Building first home in Melbourne - Hilton NBG 24E (changed dramatically) inspection done... just waiting now for finalization!!!!!!! (From memory 5k but could be 10k).
And this thread proves you've copied one of their plans even if you go to another builder. But to answer your question: The entry to the master is in a horrible place. Tripping over your dining table every morning. And the old hallway with the linen and pantry was better. I leave you to fend for yourself, figure things out yourself. Look at Porter Davis' Brookvale displays. They use bifolds as entire walls. In this case, one door across the alfresco to the back yard could be open to serve as that when needed, or have two in a L shape to extend the alfresco to line it up with bed 4. Hi Dale, last time when I spoke to M3tricon, this house with the Kick Start Promotion (for First Home Buyers only - $16K), the base price has become only $160K. And they are happy to fix the site cost at $10K. So with my budget $215K, it leaves with around $45K for the rest ~ $160K (base) + $10K (site) + $10K (carpet/tiles) + $5K (driveway & extra concrete) = $185K ~ so still got $30K for other upgrades, so it's a bit tight but just ok for this house ~ That's why I've been thinking M3tricon's house is not really that expensive compared to other builders, but have I missed something??? Just seems to be in a weird spot when you consider its entry is off the dining room.
Also really dont like external entry from garage into the pantry. Last place I would want to come in from especially after a game of footy covered in mud! With the pantry that you have, on the plans it says pantry / linen. Which one is it? I couldnt think of a worse place to have my towels and sheets next to my vegemite. Again personal preference but up to you. The other think I dont really like is the front of the house. You basically have two identical rooms in the same spot. To me, it all seems a little odd. As for your poll, I agree with the others, walking thru your pantry from the Garage looks like you made a quick add on and didn't think it thru when designing, so def leave the old WIP and linen (with essential storage for a house this size) as is. As for moving the master, that's great if you like it. I would really not like that at all (I was going to say "hate it" but I don't want to swear on Homeone site!!!)... But it's always personal preference. And, if you did put master there, I would keep the sliding doors as is, I wouldn't wall it up, I think it then becomes a nice feature (providing you make your bed every day young man!) Main Bedroom: there has been much discussion on this forum already about front or rear placement - I prefer my bedroom at the front with street frontage, mine is one side of hallway, opposite formal lounge ie this is the 'quiet end' of the house. As we are shiftworkers who sleep during the day, the main bedroom at the rear would not work for us - due to noise from other people in outdoor room and dining area. Hallway from the garage: internal entry from double fronted houses is always tricky - single fronted houses generally enter via the front hallway. Ours enters via the family room which is ok - the equivalent of coming in where one of your family room windows is( garage obviously on other side) I have seen floor plans where the entry is via the pantry so it is a doable solution, my friend has this and says it is great when shopping, brings food direct into pantry. However I'm not keen on the idea of comeing thru the pantry every time you enter the home - as long as entry is reasonable access to kitchen that is ok. I would try to keep the linen and pantry as 2 separate cupboards - you would have room to put a linen cupboard in the laundry if you wanted to. I don't think you have 'lost' the rumpus room - you have just moved it to the fron t and renamed it multi- purpose room. Likewise I don't agree with the comment that it is funny haveing the sitting and multi-purpose rooms next to each other -no different to haveing the family/dining and runpus next to each other as in first plan. How useful this is depends on your intended purpose for each room. Plan does not show the dimensions of each room. However I feel the dining room has too much traffic way to comfortably fit an 8 seater table, as shown on here. I also think it is a very big house for only 1 person - its your money (well, your bank's ) but I feel you would get better value at this stage out of one of the smaller houses you were considering on here before. I am the type of person who loves Master Bedroom in the back, and I love the house to be bright and warm when entering the house. With the original plan, the hallway is actually a bit narrow (~1m) to my taste because one side is the Master Bedroom ~ Also, the corridor from garage seems to me like a waste space?? I love the Pantry & Linen separate, but in order to extend that "Multi-Purpose" room as in my new plan, I have to get rid of the little hallway which will force me to combine the pantry/linen. Maybe because I am single, I was thinking of putting a dining table for 4 people next to the Outdoor Room, so never thought about it will block the door of the Master Bedroom ~ and realistically, I will be eating most likely in front of the TV in the Family Room (maybe sitting on the floor in a small coffee table) ~ But I'm glad to get the different ideas from you, because that's very helpful. I really love the design of M3tricon's Grandview 27 or Bel-Air 33, but really couldn't afford the Designer's range of house. Builders have copyrights on their plans and for you to take it to another builder may land you and the other builder in hot water. Some things are worth waiting for. It would reduce the size of bed 2 though. This would create internal access through the laundry instead of the pantry.
