Browse Forums Building A New House 1 Feb 05, 2009 11:07 pm hi there, anyone who is building with coral,is it standard for them to include roof sarking with tile roofs or does this cost extra? 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 2Feb 06, 2009 6:19 am As far as I know all coral homes have sarking included. We also got wrapping of some sort for our exterior walls. Just ask the sales guys, just in case cause I think different areas can differ. Built a modified "Daydream 279" .. Cor@l Homes on a flat 4473m block!! And lov'n it!!! Re: roof sarking & cor@l homes... 3Feb 06, 2009 9:16 am Um - I don't think they include it as part of the colorbond roof option. We have to upgrade ours to either colorbond or the flat profile tile to get under our covenant. The flat profile option does come with sarking included (at a cheaper price to the colourbond too.....a little strange) Re: roof sarking & cor@l homes... 4Feb 06, 2009 9:22 am hi lost, i actually want the flat profile tiles (it think they look heaps better!) how much are they charging for the upgrade and how big is your house? which design are you going with? thanks! 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 5Feb 06, 2009 9:28 am I think it's around the 3K - 3.5K mark on the Hamilton 278 with a portico, 5x4 under roof patio & 25 degree roof pitch.
I'll have a look tonight at the estimate (like yourself, we haven't gone to tender yet - still waiting for our land to settle) and let you know the exact figure. Re: roof sarking & cor@l homes... 6Feb 06, 2009 9:45 am Thanks, that would be great! Won't really know what cash I've got to play with for upgrades until I get the figure for the sit costs have you had soil tests done yet? where are you building? 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 7Feb 06, 2009 9:47 am P.S sorry for all the questions! 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 10Feb 06, 2009 10:10 am thanks LC, new to the building biz hoping all goes well...no one seems to have any major gripes about coral and there finish it very good... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 11Feb 06, 2009 5:10 pm I went with a tile roof and sarking IS NOT Included with Coral Homes in Brisbane, I don't know about other regions. Re: roof sarking & cor@l homes... 12Feb 06, 2009 5:38 pm Met our site supervisor today and nope, sarking and sisilation is not standard, but as long as you clear it with them you can DIY. It should be offered as an option when you meet with your sales consultant, but we never had that conversation with ours and being newbies to this process, never even heard of sarking and sisilation until reading about it here.
Made a quick trip to Bunnings today to buy ours, but do you think any of them want to 'help' a female with things like that. Nuh. Need to go back tomorrow with DH. Re: roof sarking & cor@l homes... 13Feb 06, 2009 6:04 pm Hello. Just thought I should say hi as I am reading all about you. I am a newbie to both this forum and the building game. I am still in the early research phase of things - deciding where to build and what to build (and praying we will get the finance). At this stage we have shortlisted building with Coral (the Stradbroke 279 with some alterations) and we are considering Fernvale. Of course a month ago it was a different location and different builder, but... plans change. Great to read of others experiences. Re: roof sarking & cor@l homes... 14Feb 06, 2009 7:36 pm Must depend on the region then, We are building with coral and we had sarking and sisilation included. Maybe it's because we are a bit further (bout 3 hours) north than you guys building in brissy/ ipswich. Here's what we got at no extra cost. We also get pink batts installed in the roof cavity.

Re: roof sarking & cor@l homes... 15Feb 06, 2009 9:43 pm So, the flat profile tile with sarking on a hamilton 278 (as I said before with a protico, 25 degree roof pitch & an under roof patio) is in our estimate at $3600. Like I said though, we have to do it to get under the covenant. Re: roof sarking & cor@l homes... 16Feb 06, 2009 10:01 pm thanks for all the info...will definitley have to query sales consultant, I was reading a thread last night about the plantation houses at redbank plains that had their roofs collapse, apparently it was because they didn't have roof sarking - i got scared he he good new today, recieved conditional approval from CBA! YAY! now to pay the initial deposit and see how much those site costs are going to be... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 17Feb 06, 2009 10:05 pm thanks LC, it will all come down to the budget i'm only building a lil brampton 163 though so i'm guessing the flat profile tiles would be about $2000 to $2500 - must check... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 18Feb 06, 2009 10:21 pm hi lyvid, thanks for dropping by! nice to hear of someone else considering building in fernvale, it's the "up & coming" i think...good investment, nice little town...so excited that i was able to afford to buy there, check out my block next time ur out there, it's lot 46 titmarsh circuit in brookside estate...nice corner block, so happy
are you looking at honeywood or brookside? (the honeywood blocks were a bit too small for me...i have a nearly 2 year old boy so a good sized block was a must!) the stradbroke 279 is a nice design, love that walk in pantry! (hint hint, check how wide the shelves in ur pantry will be...mine is just a corner pantry but the standard width is only 30cm - so i will pay an extra $63.00 in total to have every shelf extended out to 45cm, it will make all the difference!) 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: roof sarking & cor@l homes... 19Feb 07, 2009 8:41 pm We were actually out there today. Went for a drive through Brookside but only saw the one block with a Coral sign on it (wasn't a corner block though). We are looking at Fernvale Heights. Also big blocks (4000sq), elevated with beautiful views. Really nice. Seems like a nice little town. Has a great bakery too. Would love to know what the school is like as I have 2 that are at school. Re: roof sarking & cor@l homes... 20Feb 07, 2009 10:08 pm Wish I had asked about the width of the pantry shelves, I have the 30cm ones so I think I will rebuild them after handover.
