Browse Forums Building A New House 1 Feb 09, 2009 8:57 am Hey Forumites...
Can you have a look at these two pictures? they are both from the same window. One side is nice and flush and the other has a huge gap on it... anyone had experience with this and does someone know how they fixed it? my builder has been pretty good and is looking into it....but i would appreciate any feedback. http://picasaweb.google.com/lh/photo/IbXVgpsC1B_oxUIZC7dPTg?feat=directlink http://picasaweb.google.com/lh/photo/UI5UsFtnVlhxDghj3zxHjg?feat=directlink ---->Some say that a recession is when your neighbour loses his/her job while a depression is when you lose yours!<----- Re: Bricks and Windows...any advice? 3Feb 09, 2009 9:31 am I can't see, but is this the area where the expansion joint in the brickwork is? If not, then if it's brick veneer and if the plaster is not in then I would get the carpenter to centre the window. Brickies usually move windows side to side to accommodate brick courses but it's pretty easy for them to balance these gaps.
Even if the plaster is in you can move the window as long as the plaster gap will be covered by the architrave. If you do none of these you will need to fit a moulding (quad?) to cover the gap. i'm a bit frustrated that if you are paying top $$$ for for quality and some level of craftsmanship that these preventable problems are averted. If this happened to you would you accept a quad? wouldnt u expect them to remove the window and build a new one? ---->Some say that a recession is when your neighbour loses his/her job while a depression is when you lose yours!<----- Re: Bricks and Windows...any advice? 6Feb 09, 2009 1:25 pm spoke to my building supervisor and they said it has something to do with the brickwork etc etc...and the solution is to put a piece of wood to cover the gap...
but wouldnt it look freaking ugly with a piece of wood especially when its just one side? ---->Some say that a recession is when your neighbour loses his/her job while a depression is when you lose yours!<----- Re: Bricks and Windows...any advice? 7Feb 09, 2009 2:56 pm smeagol spoke to my building supervisor and they said it has something to do with the brickwork etc etc...and the solution is to put a piece of wood to cover the gap... but wouldnt it look freaking ugly with a piece of wood especially when its just one side? This should be fixed... if the architraves are not on it's easy... just cut the nails on the sill, loosen the nails in the jambs and push the window over & repack & nail. Then caulk each side. thanks for this i'll have a chat with the builder and see what he has to say. thanks smeags. ---->Some say that a recession is when your neighbour loses his/her job while a depression is when you lose yours!<----- Re: Bricks and Windows...any advice? 9Feb 09, 2009 3:37 pm [quoteThis should be fixed... if the architraves are not on it's easy... just cut the nails on the sill, loosen the nails in the jambs and push the window over & repack & nail. Ed[/quote] Will there be a long term impact? ie. rain /leakage wood rotting etc etc? Can't i insist that that they replace the window? at 2-3K a pop i certainly don't want to have gaps if i can help it. ---->Some say that a recession is when your neighbour loses his/her job while a depression is when you lose yours!<----- Re: Bricks and Windows...any advice? 10Feb 09, 2009 5:52 pm watching the building go up across from my, like ed says it looks pretty normal, they just sit the windows in the area with some loosely held nails probably to allow for any adjustments after brickwork is laid
it should be fine Blog - http://snakedr.blogspot.com/ Build Thread - viewtopic.php?f=31&t=12084&p=307406#p307406 Status - PCI 15/10. Things nearly done. If it is centred and caulked it should be OK. No long term ramifications. They really should have bricked up to the window. Was the window late to site and they bricked up anyway? I would insist it gets centred as quad on one side is poor quality and will look odd. You would not be looking at replacing the window, more like relaying the bricks. But as I said I would centre and caulk. Ed "ECOECO" At 'EcoEco', we design windows, we design the best windows, we do it for you, so that when you’re happy we are happy. Believe me, no matter how plumb & straight the brickwork is, there will always be a gap (no matter how small) when a window or door is set to the brickwork. I always insisted on windows and doors installed before starting a panel. re: the gaps...I'm guessing they have left this gap because of the way the bond has worked. By this I mean they have laid to this point and found if this gap is here it makes the joint size in the panel (to the left of the window) an ideal and aesthetically more appealing result. Nothing looks worse than huge perpends (vertical mortar joints), which can occur, especially when the quality of brick is lacking a little and are undersize etc. Dependant on what is on the right hand side, I probably would have split the difference (6-8mm gap both sides) and asked for a small quad to be installed to take this up. Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time. At 17m long you need it… 1 18904 A question.
