This is my first post here and hoping for some advice. Currently renting in the west of melbourne and looking to build there as well as family and friends are close by. A big priority on where we build is access to a train station. This is because at the moment we currently have a couple of overseas students living with us. This basically covers all our rent and bills. At the moment we are only a five minute walk to the station. We want to continue with this when we build our new house to help out with the mortgage so access to a train station is a priority. We'd like to build at Williams Landing as they're building a new station. Only problem with that is, land is a bit expensive (although the price includes fences and front landscaping) and as far as I know the land won't be titled in time to get the new home owners bonus as you have to start building within 6 months of signing a contract. We also considered a couple of new estates at Deer Park but Deer Park is on the V Line, so that would have to be a last resort. Any advice would be appreciated. I'm sure there must be a few people out there looking for access to a station also. Cheers Re: Advice on where to build 2Feb 05, 2009 7:42 am Tarneit l believe is suppose to be getting a line through there, and Truganina will be through there two, at the moment Wyndham Waters in Truganina is not that far from laverton station, which is a zone one!
A lot of the west way at the moment the close stations are werribee for anything manor lakes way, 10min drive, or hoppers crossing/ laverton for Tarneit and Truganina again about 5-10mins away, long term there is suppose to be another rain line going through. Really depends if you can wait for the line to be built in the meantime be about 10mins away from the closest one! Hope that helps (btw, thats 10min drive, but most areas have buses that go through!) I would doubt you could get virgin land (new estate) anywhere that close to a train station unless you went really far out or paid a hefty price. You haven't told us what your budget is, but as you commented that Williams Landing is expensive, I would say it wouldn't be high. To achieve your closeness aspect you may have to look at established suburbs and either a do a knock down job, or free land near an existing station (very rare). You could also purchase in IP near a station, rent it out while you build up capital and then knock down/build. Could you list your priorities: e.g. is closeness to PT rated much higher than price? What other factors need to be considered? It will help us give you better advice. [financial rant] In these times, I would also be looking at the worse case scenario: 1: If you didn't have international students with you, could you still make repayments? 2: If you added the costs/time of bus time to get to train station could you still get to your job etc? Will this affect your ability to attract international students? 3: If the interest payments increased again (from 6% now to say 9-10% when the economy recovers), could you still make repayments? Is your motivation to build just based on the fact that you are being given the new home grant? I see your living scenario is being quite ideal at this economic time, so close to station, lower ongoing costs (rent < mortgage) and no large commitment to mortgage. Given the same circumstances I know I wouldn't be changing it unless I had a very good reason. Actually V-Line is not as horrible as you thought, I used to think the same as you, but since I moved to Melton 6 months ago, actually I get used to taking V-Line train now. There are actually fewer stops in V-Line (MUCH fewer stops) compared to the normal train service, and even at Melton ~ it only takes between 30mins (Express) to 40mins at most to get to Southern Cross station, even faster than the bus service I used to take when I lived in Doncaster before ~ And Deer Park will take only around 20mins to 30mins to the city ~ Land in Melton West (Arnolds Creek) is an excellent Estate from as low as $104K for 600m2 still ~ and do consider Deer Park as the land should become more expensive once the Deer Park Bypass is completed later this year Re: Advice on where to build 6Feb 05, 2009 9:45 am How about looking at a knock down and rebuild? Plenty of others on here have done so though, so they can give advice... its the cost of the original house near a train station that will be the issue. Re: Advice on where to build 8Feb 05, 2009 12:53 pm yeah, Williams Landing are asking $220,000 for 500sq block - this is very high for what it is (or should I say isn't yet) they don't have anything built yet (incl train station) what if it doesn't happen for years...
If train is so important, consider that new estate in Sunshine, Calabra estate??? can't remember the name (the old golf course), or Melton, I'm not a big fan of Melton, but a lot of people do like it - personal taste I suppose... The old sunshine golf course is now Callaway Park but its expensive, 390k - 520k (with home) last I checked, and it still won't be <15mins walking distance to the train station. Re: Advice on where to build 10Feb 05, 2009 1:46 pm Walking Distance from train stations is impossible in new areas. You might need to consider cycling to the train station or even driving to it.
I'm planning to do that when I build my home in Craigieburn. The train station will be 5 minutes driving away from my home. Re: Advice on where to build 11Feb 05, 2009 2:55 pm We did a knock down rebuild, mainly for the same reason (walk to train station). The knockdown was cheaper than expected at $10k.

Having the students will help us pay extra on our mortgage and still maintain a decent lifestyle. I think we'll still keep Williams Landing as an option as well as having another look at Deer Park. We may also look at buying something a little run down around here and renting it out while we continue to rent our current place. This will give us some tax benefits plus we can always look at updating the new place which I think we'd be able to claim on tax. Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time.
