Its a lifestyle block and we have been doing some homework mostly after work jumping on internet looking around and display villages on the weekends. we are hoping to find a builder/plan/home package that will fit on a 12.5m frontage and meet our budget. $180k
We have sat with a sales consultant from Plantation Homes.. and as much as they are very professional and helpful when you got lots of questions, when we asked for the base price on the Ava and the Cortez we thought yes we can afford this.. then they go and do their search on their laptops and that price then gets higher and higher and higher with all these extras they say are dead set necessary.. i.e $80 whirly birds we can pick up from bunnings ourselves and installed by a family friend who is a roofer they didnt like the idea of that because there price is $610 on the quote sheet. the plans in their booklet didnt even show eves so i asked why these were even needed.. she informed me the plans aint exact.. nor was it the exact total sqm of the house.. (19.8sqm in one book of theirs,, 21sqm on another one of their summer sale pamphlet).. Now I dont know if its the norm, but when we mentioned we have certain family members/friends who have trades to cut down our costs as we are sticking to a very tight budget.. i.e plumbing, concreter, etc the lady informs us that they wont hand us the keys unless they do all this themselves... Anyone able to steer us towards a better builder/options we might have that we dont know is there.. not many of the big builders are doing homes for 12.5 lifestyle block... i don't have a problem with Plantation home but another forum had to many disgruntled customers who built with them about after sale support and getting things rectified wasn't satisfactory for alot of them... was very off putting for me so we are back to square one looking/hunting around... If any one or a couple is looking at needing hand with landscaping i have years of experience and don't mind offering my services.. maybe we can even help each other out towards each others homes.. you might have a trade that could save us few dollars on something we need done.. So happy i stumbled across this forum as its definitely going to help knowing we ain't the only ones going through the stress and anxiety building a new home can bring Happy days.. I hope you find a builder soon. I know that some builders don't really like having other company's on site whilst building homes.We took a lot of items ( that could be done at a later time) out of our tender. may be that is one way of doing things. My partner and I are first home buyers too!!! We've just put an offer in on a block, and have been talking with a builder who has been really great so far. He is local builder, and our block has a 19m frontage, so I'm not really that much help to you sorry!!!! However, we've found that going local has so far been really good, he spent almost 4 hours with us in person going over things and we haven't even 100% committed to him. We tried some of the bigger companies, but they took ages to return our calls, e-mails etc. Hey, can you tell me about your 20sq house - thats about how bif ours will be (a tad bigger with extensions we're planning) - could you maybe post a floor plan or let me know how many beds, baths etc??? If you trawl through the home-building threads here you may well find some.

Welcome to the forum. We're building with Coral Homes and so far have been really, really pleased with their service. Their head office is based on the Gold Coast, so, very local for you! We made lots of changes to our plan and nothing was a problem. We haven't subsituted tradies at all, but from my experience, I wouldn't be suprised if they would let you do this for some things and give you a credit for it. I'd be surprised if any volume builder let you BYO concreter, but a lot of the other trades shouldn't be a problem. You'd need to get it co-ordinated right from the start though and it may cause a bit of a project management nightmare for them, but it can't hurt to ask. They all range in size from 15-22sqm. Re: My first post... our first home 6Feb 05, 2009 4:46 pm hi there! my vote is with jellylegs, i am a first home builder and building with cor@l aswell, they are allowing me to have a number of things done by external contractors (driveway, water tank etc etc), allow you to make plenty of changes at only the cost of the change (no lump sum fees for altering the standard plan) and they give u a construction key! my budget is $170,000.00 for everything (carpet, tiles, fencing, driveway) and I am building at Fernvale (which has an $11,000.00 surcharge) and still come in under my budget building a 3 bed 2 bath DLUG with a few mods. I am building the Brampton 163. Cor@l homes are also based at Robina, which is quite close to you. Just as a extra tidbit of info, I have a friend who built with Plantations 2 years ago.
