I have recently posted some weeks back on Places Homes. At this stage of talking to various builders big and small, I have come across an independent builder who has built a good friend's house. My friends (a couple) bought their place in Tarneit through a builder and this builder is whom I'm referring to. He seems like a trustworthy bloke. There are reasons why I say this but let's get straight to the topic of my interest. He has referred me to a draftie who is apparently the 'boss' of Plancorp. Plancorp apparently draws a lot of different drafts for various different building companies. Does anyone know if they're any good, in terms of: 1. Service - follow up, etc. (it's been a week since I met him, n hv yet to rec his quotation that he has promised to send to me the next day of our meeting). 2. Quality - I assume it's going to be 'standard' of a drafties? 3. Cost - I have just read some other posts on this forum that it can cost anywhere from $3k-$5k for working drawings. The builder says it should cost him around $2k to get working drawings. Has anyone here been quoted / worked with them before? Putting this into the big picture, all I want is to build a house and live happily ever after in it! From drafting, where is it going to lead me to next before I actually to building??? Am I right to say that these are the steps involved??? (Excuse my ignorance as I NEVER thought I would be lead to this whole new ball game of building!!! .... compared to just 'settling' for a volume builder!) Drafting - followed by X number of changes ...? ....? .....? Council okays the permits....? .....? Builder calls his tradies for quotes for the house....? I sit with Builder and go through the inclusion lists, colours, bricks, tiles, carpets, driveway, etc........??? .......? ..........? Sign HIA Contract.......? Site Start (I have a good idea from here onwards) Progressive Payments from Bank Completion Move in Happily ever after..... As you can see, there's a fair number of "?" in the above before the Bldg contract signing!!!! *LOL* Any 'experts' out there who can assist at all???? I want to get the full FHOG and I MUST sign the Building Contract BEFORE JUNE 30th!!! Will I have enough time at all???? PLEASE HELLLLLLLLP!!!! HaYwIrE!!! Re: DRAFTIES!!!
