We are 1st time builders. We are in the Illawarra with Cl*r*d#n. Prescott with facade. Deposit in Nov07, Building Contract Signed 1/3/08, council approved in July 08. ( and one of many regular people who did not have access to the Wollongong Council's town planning DA "fast paths" !) Slab in Oct08 . Current Status - brickwork complete, tiled roof on , gutters on, downpipes started, cladding started. We have had a couple of issues to date but have witnessed less arrogance lately. The SS is often difficult to contact and most issues could have been avoided had tradies and us had greater opportunity engage with him. Lots of message bank. At this stage we have also basically little or no need to engage too much with CSO along with HO . Last year was enough! We have noticed the concrete slab seems to have incurred a lot of "wear and tear" on floor along with chips missing from edges. There are signifcant marks on garage floor due to tradies activities with brick saws, storgae of equipment etc. There is one particular chunk out of the front lip of the garage entry area. It's very visible and looks lousy. My SS explained some "treatment process" which will fill that in and harden the lip. Has anyone experienced similar slab wear and tear problems? Have you heard of a treatment to address the edges? Ardex is a concrete sealer designed to seal and protect all common concrete and masonry surfaces, including sidewalks, patios, driveways, parking garages, pool decks, and most vertical concrete surfaces. Available in Concrete Gray, Terra Cotta, Sandstone and Clear. Cl*r*nd@n must have a lot of experience with it! It may be a too common feature of the construction process. We chose the same house as you did but had to change when they (C) wouldn't let us extend the front balcony out a little and a few other rreasons. We started right when they stopped allowing exterior (major?) changes. It's a nice house, my husband really liked it. Good luck with your build, seems to have taken a mighty long time to get where you are at present, I hope the pace picks up for you. I will be watching your progress. Talking about a particular builder and the build experience with that company I dont see it being an issue.

I would assume that some of them do cruise these forums? I would if I was in that position, but maybe they are not that interested?I basically followed like a sheep and did it for the above reasons and also because I was new at this and thought that's what you did! Happy to share progress and share experiences. In the design requirements step we decided to added an additional balcony above the garage in front of the rumpus room. The garage is 1.5m wider but we did not extend forward. Can't remember why...maybe by then we had realised the extent of C tolerances to certain design changes on what seemed "golden rules". I do remember my wife being disappointed about C decision to not permit inclusion of a stand alone baths in upstair bath rooms. The balconies floors are being built now between the parapet walls and the front wall of the building. The decision from C for a base of 19mm marine ply on top of bearers was a surprise . SS explained using fibrous cement sheets is too heavy and C could not meet the OHS rules. I guess waterproofing the ply, then tiles on top of marine play should be long lasting. We aware of other C people with balconies suffering leaks. Suggestion was light colour tiles to stop heat collection and expansion. Is anyone else aware of any issues with the marine ply construct? In any case we had progress today. Progress included render on front and back today. It's a product called Armatex - any feedback on longevity ? Well that is very interesting. We ended up choosing the B@1m@in which is almost the same as the W@terf)rd. Your balcony is exactly what we were hoping for. There is a Pres. not far from us and they have done the same as you as far as the balcony is concerned but it seems they have pushed it out a bit further over the entry/portico also, which was our wish. Yours should be lovely. What a shame about the bath choice for your wife. The restrictions and '"No's"can beat you down a little and be a dissapointment. Never mind. May I suggest that you do a search for that topic re the plywood flooring for the bacony and if not perhaps start a new topic as it would be interesting to see the responses. We have extended our balcony on the Balm. (as we disliked the facade, and it was much easier to allow this modification because it is directly above the garage) and I wonder if they will do the same for us? Probably not ,as it is also the garage roof.
