According to this build sure they have a completion time of 24 weeks, if you add 5 weeks for xmas brings it to 29 weeks. Then they will claim for bad weather allowance - have you calculated for this also as they will probably add this on too. When we signed the contract they were very happy to explain the fixed build time. Along with the correct 750mm horizon pull handles which looks fantastic! Do you have a photo of your front door, I am having exactly the same door/handle and would love to see how it looks. Thanks Daniel Re: Building The Esperence with Eden Brae 32May 12, 2009 12:59 am Hi guys, We settled on the 22nd of April after one last hurdle. EB booked us for a final inspection on the 22nd but then turned around on the day and said it was a practical completion inspection. We settled regardless of tradies having to return as after such a long build period we were fed up. It's been a long few weeks with the plumber, electrician, painter, door supplier returning for fix ups etc but thankfully we had the keys so EB had to work around us. We installed the timber flooring and skirtings ourselves first and the entire house has been rendered. The external re-paint started yesterday and as the renderer/painters has a team of 5-8 guys each day they should be complete by Wednesday. I have had no time for photos but will post some shortly. Also, at settlement we made a claim for rent but have only had a return call from accounts today. Unfortunately I missed the call so we will be chasing this up tomorrow. Thanks Bernadette, we are at about the same point as Hermyleen & we'd like to know also, please Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: Building The Esperence with Eden Brae 36May 13, 2009 12:54 am We didn't have an independant inspection as my fiance is in the construction industry and as we lived around the corner and watched the progress daily, we felt there was no need for the independant inspection as the quality of work was very good throughout slab, brick, frame and roof stage. It was the lack of quality work on internal fixings like the carpentry, electrical fit-off and of course the entire house painted the wrong colour inside. As long as the paint, carpentry and electrical was fixed to our standard then we were prepared to settle and fix any further minor defects ourselves. Sounds crazy but we could not afford to give EB anymore time to sit on the house with nothing been done each week. EB notifield us early February of the practical completion inspection which was when we gave them our defect list so we never had a official practical completion inspection but we treated the list as our practical inspection. As long as everything on that list was addressed then we would settle. In saying that, the last SS did do his best to rectify all defects so we settled. EB don't deliver your AC, hot water or electrical stove/oven, rangehood until about a week after you settle (as they are apparently knocked off freq). We have all electicals now and have only just asked for the AC to be installed as moving in this weekend. In regards to the process, my suggestion would be to have your independant inspection completed at least five weeks prior to settlement and your practical completion inspection at least two weeks after the independant inspection. This will allow EB three weeks to address defects as it takes them at least that long to get each tradie back. 5 weeks prior - independant inspection 3 weeks prior - your practical completion inspection 2-3 weeks prior - tyrells inspection 0 weeks - settlement Also, check the drains in all the wet areas to ensure you can screw off the drain cover. Windows and doors are also worth checking too. We found the upstairs toilet to be completely blocked and cemented tight and also the laundry door could not be opened due to tiling height. Was it a totally different colour or just a darker/lighter shade? They have started painting mine today and it does look a little dark I wonder if they got the tint wrong? The taubmans rep confirmed they had changed the base paint so our selection was mixed with the new base paint (has more black) and should have mixed with the old base paint. If your sure it doesn't look correct, head out to Bristol paints and get your self a sample pot. FYI - Bristol paints at Norwest is the EB supplier. I built with EB back on 2009.
