The land value will be based on any going land price per square metre (in your suburb) and the cost of construction (again per square metre). I suppose if it costs you more to build a bigger house, you can expect a bigger value for the improvement value. You are building a fairly small house in a family area is perhaps what they are saying. Couples that the house size might suit best may normally want to live closer in and families that want to live where you are building will want a bigger home.
