I work for Bendigo Bank however my Finance is going through CBA as they offer a more suitable product. The reason I went to a broker is because they were able to work the figures a lot better than the branches could, all in all better for me. In my case this is the way my finance is being worked out so i can qualify for the $21,000.00 - the land is settling, then a Temporary O/D facility secured by the land is being drawn down to cover the cost of the inital dep and the 2nd deposit to the builder. Then when the first progress payment is drawn down for the contruction and the $21,000.00 is received by the bank, the temp O/D is paid out by part of the FHOG and the rest goes towards you house - the PROS - you get the $21,000.00! I saw another mortgage broker tonight and he said that if I can get the land contract sorted before the land settlement then I can get the grants at land settlement and then use that for some stuff for the house etc etc and that it will all be sorted.... providing we can extend the land settlement (still waiting to find out!) Land doesn't count as a home!

Stockland have agreed to delay the land settlement date for me to mid April! It is now officially all systems GO!! I double checked with the mortgage broker today on what monies I needed and he said it was all as was said yesterdat, although he does have an agreement with the builder which I think helps. But wait, there is more! I have been patiently waiting for a remuneration review to happen, I first raised it back in June and have kept reminding them and I kept getting told it would be sorted and three weeks ago I cracked it and told them they have now negatively impacted my savings in regards to saving for a house deposit in time for the grants etc, well today I got told that it's all been agreed to with back pay to July 1st!!! Fortunately I was basing all my figures and calculations on my current pay. I'm seeing the solicitor on Friday about the land contracts, seeing the MB on Sat to actually apply for the home loan, seeing the land people on Saturday to sign the paperwork and I need to see my PD sales person too! Gee I am glad I am not the only one!! I was more nervous last week putting the holding deposit down than what I was today actually signing the contracts! I spose that's because I had time to adjust to it all.
