I've made a list of all the important things to be added into the new house I'm about to build. I'm going to build with PD and according to their current promotion, I have come up with this list of expenses. This list is meant to cover the whole building process. It'd be appreciated if you could add what you think is important for the 'house' only. The wife wants to add all the furniture/kitchen stuff but it's too early to talk about it. Chris Hi Chris, I was told by PD that they deal with private inspector themselves, so I'm not too sure if I need to provide my own !! Are rain tanks compulsory in Victoria ? My backyard is going to be too small and having a rain tank will make it even smaller Plants, clothesline and water filter will be written down as well, but they won't have the priority at this stage Thanks for your suggestions mate. And something you may want to add/consider - key lock to windows/sliding doors (if not included by builder), privacy locks, flyscreens, door stops, moving house, extra power points, alarm systems, rangehood ducting outside.. we didn't choose top of the range and it still came in at $10K for a 27 squares of living space... We are building with PD and would advise that you get your own inspectins carried out, the ones they do are with their perfered insepctor and we were not even invited to attend...small price to pay for piece of mind.... Not sure that you can get away with $500 for cutrain either... If you look at this promotion, you could see that all the flooring is covered in their 'Site Start Bonus Offer'. I tried to search for it in Blanco website and couldn't find it. It seems that PD promotion has the model number written wrong. The correct model is BFS95F not BSF95F. Re: Will these expenses be it ? Please add what you think. 14Jan 31, 2009 9:17 pm I'm not sure what you mean by 'building insurance' and 'construction insurance' - I don't think you should have to pay for any insurance, we certainly didn't in SA; builders' insurance covers the site until handover when you take out your own standard home and contents insurance.
Unless you mean mortgage lenders insurance - MLI - which your lender can let you know if they require you to take this out, usually depending how much of a deposit you have. Please add what you think. 15Jan 31, 2009 9:58 pm I think PD will have their own insurance whilst the building is being built, but after handover, that is probably the annual cost of insurance.
we also added to our budget money for: - Building inspection twice (pre-plaster & pre-handover) $600 - Landscaping front & back $10,000 - New microwave $250 (same brand as builder's range) - Fake fireplace $600 - Rugs $600 - Dining table set $500 - Curtains/blinds $2,000 - Security doors $1,000 - Misc home deco $2,500 - Home theatre couches $1,000 - Outdoor furniture $700 - Clothesline $100 - Moving costs $1,000 - Cleaning costs of current residence after move $250 I also allowed monies for decorating my kids rooms with new furn/paint and the playroom. I got the BLanco microwave on ebay for $200 (new) normal cost $450... Things like security locks, flyscreens, site costs, temp fencing, higher ceilings etc came standard with our builder. Removal of rock is probably going to affect you in Epping, say $1,000 to $10,000 if you're unlucky, you won't know till they start digging I spose. Decking for alfresco seems high in your budget, and I'm not sure why you need $1,200 for architectural if you are using PD. Mailbox I would have thought could be done for less than $200 (unless you are building a flashy one???) I'm sure my builder said we have to do our own tv antenna, and to allow $200??? Our builders did the extra power points and I don't see why you are allowing for plastering/roofing etc, wouldn't PD cover all those costs? Finally, the air cond! too expensive - get quotes, you should be able to get that under $6,000 - there is another forum on this website I think just on heating and cooling - ask there how much for 27sqrs. I don't know why you need $1,000 for lightning, perhaps you mean lighting - lol Good on you for doing a budget, so many people don't do realistic ones and wonder why they run out of money and can't finish the home. Not sure where you got site cost from (tender or sales qoute) if sales then I probably put amount for that construction insurance toward site cost as it often increase. Another cost to consider is for upgrading some building features to conform with estate covenant (eg. timber frame for window, eaves,storm water pipe, etc) Oh another thing is allocate some fund for upgrade item if you haven't done color apointment , (99% sure you will upgrade something). My backyard is going to be too small and having a rain tank will make it even smaller Rainwater tank isn't compulsory - you need to have EITHER a tank plumbed to your toilets OR a solar HWS to achieve a 5-star rating. As for PD's private inspectors....pfft! Our frame failed inspection FIVE times, and then was passed by the "independent" building inspectors. We weren't happy with it and kept on their backs, pointing out, among other things, that our roof was crooked along the entire front of the house, and that the top plate in one corner of the ensuite dropped away by 20ml - well outside tolerances. They plastered, in spite of our objections. When we had a new site supervisor appointed shortly after, he agreed that there were major problems, and all the plaster was ripped down in the front half of the house, plus cornices and a few ceiling sections elsewhere. Roof trusses had to be moved (with the tiles on!), other trusses jacked up and various walls straightened. That caused a hwole range of other problems and led to our build running 20 weeks over contract. Our SS commented that he had no idea how the frame passed inspection at all....
