Even if you have fixed price tender there are numerous items not known until contract is prepared. Even contract has various items subject to surveys and inspection which is grossly underestimated by builder to show low cost. I had variations for duplex from day1 and ended up paying 30% more to builder and entire project took 2years 4 months to complete. I did a google search on Champion Homes and there are lots of post in regards to people with bad experience. Champion have been threatening legal action for negative online reviews: http://www.domain.com.au/news/legal-act ... 02-gpa4hh/ They only stopped the legal action because they didn't have 'deep enough pockets' to fight the number of people reviewing badly. Everyone I know who has built with them (including myself) or worked with them has negative things to say - they don't tell you all the costs or process upfront, make mistakes in surveys or costing, you have to chase them to get info or actions done, but they give you short deadlines of a few days to reply or accept changes. They charge 3x market price for things like sewerage and storm water plumbing which aren't included in the original contract, then threaten you for taking alternate quotes or taking the time to get the quotes, and don't let the tradesman on site - then lumber you with fees for 'delaying the works' of tens of thousands which could have been avoided if they had set out clearly everything that had to be done in the beginning and given you a timeline. The salesman assures you they will 'take care of everything' and everything that you need to do is in the contract. Expect to pay 50K+ on top of the contract price you are given. The everyday employees are well meaning (sometimes even friendly) but obviously have a schnozzle (if any) of a project management system or customer service charter.
