What: 2 story hebel house (upper story power panel), CB roof, rendered, Miele appliances, dble garage, terrace, 2700 ceiling height upper and lower, oversize doors, glass splash, allowance of 40 sqm for tiles in wet areas, semi recessed basins, ceasarstone benchtop, PV Cells, footings included, 32 squares for about 355K. Base price was about 300K. Land already purchased. This includes wooden floors, carpets, gas fireplace, r/c aircon, fences, paving, 4 mtres pantry, and upgrades to windows , doors and insulation. Only thing we will have to do once we move in, is put up curtains (aka newspaper) and finish off landscaping (rake the dirt). Thing we couldn't do without: Double shower in ensuite. Re: New Home Prices across Australia 42Nov 12, 2007 9:23 pm First_Timer_Ray The house plan we are building is a 25sq home (including double garage and outdoor room - all under the roofline) in Melbourne that is brick veneer on M class slab with timber frame. 3 bedroom, kitchen dining family + sitting, bathroom and ensuite, laundry, etc. It has quite good inclusions - 90cm freestanding cooker which is built into the kitchen cupboards, at the moment we also get 2550mm ceilings, glass splashback and ceasarstone benchtop in kitchen as well as a few other bits and pieces and the base price is $162,000. ~Ray. Just thought I'd update now that we are past contracts and are well on our way... We upgraded a fair bit and our total price came in at (gasp) $195,000. That includes tiles (approx $7K) and upgrade bricks/roof tiles (combined approx $5K), fancy doors (approx $3.5K) and a whole heap of bits and pieces. Our remaining costs will be carpets (quoted $3K), blinds (approx $3K) and concrete (approx $2K). Ray. To throw in my 2 cents... We are building a 2 story house with H3nl3y called The Riviera. The house is 33.5 squares, not including our slightly larger garage and alfresco option at the back. Probably due to large demand, H3nl3y have raised their prices considerably over the past year. We put our deposit down in late December of '06 to lock in the price before the new year and were delighted when the prices in January went up by two grand! The base price we paid for The Riviera was $209,800. If you go to H3nl3y's website, you'll now see The Riviera listed with a base price of $226,800. We're now more than delighted to have saved 17 Grand on the base price alone! Overall with site costs and extras, our grand total came to around $274,000, including $7000 for building outside the normal areas. We then tack on another $8K for demolition, but overall not bad. To demolish and build this house in my home state of California and then secure earthquake, wildfire and flood insurance would probably cost double, so not too bad. We are really, really pleased with the product, service, quality and speed of delivery so far and any issues are usually handled courteously and quickly. Brisbane - single story, 4 bedrooms + study, media room, formal lounge, formal dining, double garage, alfresco, meals/tv/rumpus. $170K Includes flyscreens, tinted windows, double vanities, and usual stuff. Not including floor covering. Must haves: Media room for hubby, formal lounge will be my sewing room. Single storey 348 sqm (37 sq) includes 3 bed + study, 2 1/2 bathrooms, games, theatre, family, dining, alfresco & 6.4sq garage. This cost $338k and didn't include benchtops (we are arranging our own granite), or appliances (didn't like the builders choices). No flooring, blinds etc included either. This is also standard electrical, as we are going direct through the electrician for smart wiring. The fittings are probably mid range with some high quality stuff thrown in. It has 4 bedrooms, one study, home theatre (converted from formal lounge), covered outdoor area, mud room and leisure area (1st floor). We have stone benchtops all throughout (except laundry), with the kitchen having 400mm to one side and 100mm to the other side. Base price is around $265K and so far, our total contract price is at around $330K. This excludes the floor tiles & carpets, which we'll do after handover. This is an area most commonly used to enter the house and take your shoes off. You can have a door at either end of the hall or just where the garage entry is.

That is all inclusive though, I note some of you weren't including things like floor coverings etc. Still, at twice the price it's not fun!!! I've heard there are builders for about $10,000 as long as you don't mind going on a long waiting list. "And why did I have to take a cab?!" Almost everything is ugraded from what the bigger builders offer as base package. $185k total (house only), including everything except furniture, haven't got my soil report yet but asked them to include 25k above M-class just so I didn't have to keep going back to the bank for more money - I'd prefer to come in well below than above. Almost finished building the Ambrose + study villa with McCracken homes in Park Holme, SA. Only painting, stormwater, paving & flooring left then moving in. Also we have about 2m of fall so we also require landing off the laundry which is included. Everything is included except floor coverings and driveway.
