I'm getting the impression they are way more. Is it realistic for a 35 sqm sunroom extension to cost around $100K when an entire 200 sqm house may cost $300K? Can anyone tell me why this is? Colonial Style + Verandah,(30sq) no garage - 4 double bedrooms, 2.5 bathrooms, Kitchen, Family, Lounge, Rumpus, Study, 9ft ceilings, 30 degree roof pitch, base price $175834.($5861 per square) (Since we signed their base price has risen to $198000 - thank goodness it was after we signed our contract) Out of Area Build Zone = $6200 Site Costs = $ 33248 including machine hire, piering allowance, installation underground 6000litre concrete water tank, termite barrier, temporary fencing, connection to stormwater & tank & power, H class slab Upgrades:Increase to room sizes, additional WIR & built in cupboards,Pedestal basin to WC, Wall Niches x 2, exhaust fans x 2, increasing tiling height in ensuite & bathroom, colourbond roof, bagging, 5 double hung windows, kitchen - appliances, drawers, handles, Laundry - bench, cupboard, tub, fireplace, electrical, 6 french doors, All door handles, 150mm skirtings, Gas hot water system, bagging to drop edge beam, additional drainage for retaining wall Total Build Price = $241, 500 (including building zone, site costs & upgrades) $ 8050 per square Extras - private contractors during build Solid Jarrah Timber Floor to all living areas = $21,000 Carpet to bedrooms = $3500 Detached Triple American Barn Garage = $19,000 After handover we will upgrade our lights, flyscreens & doors, timber deck & pergola, landscaping including driveways Cheers Brigette Re: New Home Prices across Australia 64Feb 21, 2010 12:12 pm Perth, 280 sqm, concrete slab on flat sandy soil, fully enclosed double garage + alfresco under roof, double brick walls, clay tile roof, flooring to wet areas only, painting to ceilings and doors only. Builder's mid-range version (step up from entry level, step down from display level).
