We had our tender with Porter Davis today. Total house price $175000 approx we didn't upgrade much structurally nor asthetically. Just a couple of small things like a door from the gararge into the house and double sliding doors instead of a door and window in the family room etc. The 'advertised price' was about $1540000 I think. Just very glad we picked the 'house and land' package option for the land we already owned because they hit rock in our soil test. What were the $50,000 extra amendents? Hi Guym, I was just thinking the other day how quickly they added up. I guess that is a downfall of having a larger choice, you always see better and think "yeah we can afford that". It is made up of: Evap Cooling $5,000, Flooring $11,000 (Timber Floorboards), site costs $8,000, extension to outdoor room $8,000, change to ensuite $2,000, change to pantry $1,000, feature doors (like Metricon Display) $2,000, upgrade heating $2,000, upgrade stove to 900mm and changed some cubboards to drawers $1500, made baths deeper ones, added drainage in laundry floor, took wall out of 4th bedroom to make as children's retreat, put extra phone and data points around the place, double shower in, windows to wind out ones, and a $5,000 rock provision allowance which the did not hit any. Buliding in outer east melbourne, 4 Bed/2 Bath/2 Big Living Areas, Alfresco Etc. About 30 squares including garage. Approx $7200 per square - Brick Veneer, Tiled Roof, All flooring, all appliances, quartz benchtops, and site costs etc. Nothing outside - so will need to do our own driveway, decking etc. Price of Metricon House 35Mar 20, 2007 10:47 am We are just about to start construction and the total costs were around $700/m2. This is for the 33sq Bel-air with Metricon, in Melbourne and includes around $50k for extras (site costs, timber windows/doors, extra cupboards, feature walls, upgrades to 5-star ducted heating (which you must do), double-glazed windows, mirrored sliding doors, large feature timber entry door, remote timber garage door and upgrades to standard hot water system, bricks and roof tiles, as well as floor coverings).
While I'm talking about it, has anyone else built the Bel-air andhave any pics to show? This is the second time we have built and whilst the presentation of M houses is fantastic, their sense of urgency and customer service leaves a bit to be desired. The construction started in June and the handover was middle of November.
site costs - $22k. due to highly reactive soil we had to have a floating slab. After leaving on a hill with permanently house moves we are glad we won't have the problems we experienced before. As much as we could we have done on our own and we saved app. $20k by just not paying margin to a builder. Our builder also encouraged us to do the floors and ducted aircon on our own and they were pretty relaxed about letting any contractor on site. We also arranged solar hot water system, driveway etc,. Good point is to always think what you really need. You can save on painting the house in one colour. The builder said they would take $200 per room. Some of the things we can do on our own like a wooden deck behind instead of tiles. We also attach our floor tiles to a builder order so we paid less. For extra electric work we have also paid directly to an electrician. I know that plantation home are charging much more for the electric work. we had only few variation throughout the construction work and only 2 were increasing the price. Our supervisor was amazing and very helpful all the time. I cought another builder on stealing our power and was amazed how the supervisor washed their heads. We were never checking the site, bying drinks for contractor or anything like that. I had more problems with the tradesman on small things that with builder through the 9 months. We haven't signed a contract yet, but have asked a lot about extras an what they cost. It is coming in at: $7109 per square (total including garage, patio and alfresco under main roof) or $954 per m2 (just the house) This does include floor coverings and other details that we want, but nothing fancy, and EXCLUDES SITE COSTS, which are the big unknown for us at the moment (sloping block in existing neighbourhood etc - the gave us a ball park of $30K for these - which just might be enough to make it not worth doing). Without the site costs, are the above costs reasonable? Seems like they are higher than other peoples Oh this is building in Melbourne, with a small project builder. Am building in the south of Adelaide, $170K for a 29.54 sq home which includes 4 bedrooms, 2 studies (1 study plus kids activity area), 2 bathrooms, formal living and dining plus family room and dining and games room. Also includes double garage, flooring, airconditioning, more kitchen cupboards and a few upgrades. This also includes $12K for footings, the land is not yet developed, so this isnt a fixed price yet... It will be a brick veneer with tiled roof. This does not include driveway or landscaping. from my experience, the site costs are the big unknown with any job (excluding house and land packages). Reading threads on this site, you can see the variations from $5k to $35k+. The big builders are usually around $7k - $7.5k per square, our ended up at about $8k cause we built with a local. The sooner you know the total package the better. We haven't locked in a builder yet, but ours is a knock down rebuild custom plan 225sqm, 185sqm of living with 18sqm deck in Canberra. 4 beds, 2 baths - cathedral ceiling in living area, 2700 rest of the house. Brick veneer with small amounts of highlight cladding. Hoping to achieve $1200-1300 per sqm. Thanks for clarifying.
