We are looking at building the Santorini 26 with M3tricon the base price is $167,000 and on top of that they give you $42000 first home buyers grant. This sounds very cheap has anyone built with them? I would like to get an idea of how much others have spent on extras? I just dont want our budget to blow way out. We have just started our build with M3tricon in Brisbane. We dont get the $42 000 Grant only $21 000 in Qld but definately more than enough. Our base price started around $200 000 and after adding on optional extras around $60 000 - colourbond roof, electrical and some other upgrades we still have to finish of our home with landscaping, driveways, flooring, furniture etc. And I thought I was very strict with money before we started. If you stick to your budget you will be fine. Enjoy! As I understand it, the $42,000 that M3tricon advertises comprises up to $29,000 in Victorian and Federal grants plus an extra $13,000 off the base price from M3tricon themselves.
We have had a good experience with them so far although we are only just beginning the building stages so we are still warily watching and double-checking everything. As other people on this forum have said, I think it's a good idea to get the builder to upgrade structural things that would be difficult or expensive to do after handover but leave the more cosmetic upgrades to be done after handover, thereby saving yourself some of the builder's margin on these things. We are just building with them, we haven't started yet as we are still waiting for council approval. We're building the Grandview 27, base price was $183,000ish, but we've added on a few extras also, we've gone the promotion package, ducted aircon ($14k), $6000 for electrical, $2000 for colour & fitting upgrades and a few other options from their display home. You really have to look at your budget and see what you can afford, but keep in mind to keep a bit stashed away incase the need arises later on, such as extra site costs, if they hit rock, fencing, landscaping, flyscreens, driveway, letterbox, clothes line etc. Oh, and with our contract, we had to get a water tank connected to the house, that was about $8000 so keep that in mind too, if its council regulations. They build a gorgeous home thats for sure! Good luck with your decision. We are also building from M3tricon, Santorini 26 (provincial facade) in Mernda Villages Estate, VIC. We have our color apointment tomorrow. We also also looking forward discounts from M3tricon and govt first home owner grant. Lets hope our contract gets finalized before June30th. I am a bit cautious about getting caught out with unexpected costs like you so have spent the last week or so reading as much about M3tricon on here as I could find. The sales rep at our local display is so helpful and even though we haven't brought our land yet and she knows we need to sell another house first so aren't ready to commit yet she has had a couple of appointments with me and has done a "preview estimate" for me. She basically sat me down and we went through the Broadview 29 and added bits on here and there that I know we definately want, such as extra room built on, door from garage, bench top in laundry, estimate of site costs, etc etc. This has been really helpful as I now have a pretty good idea of the final costs apart from if I decide to upgrade from builders range for the fittings. Maybe take a trip to your local display and ask if they can prepare a preview estimate for you- you will feel much better after doing more research. Thanks for the replys. We have had a preview estimate for the santorini 29 with all the upgrades ie stone bechtops larger cooker tiles carpet downlights garage extension driveway/ path and are already $55000 over base price, and we havent even visited m1 yet. I think we will go ahead with metricon as we have not found another floorplan we like equally. Our local sales consultant has been fantastic! We are now trying to find a block wide enough for the house and she is helping us find a suitable block. We are hoping to put a deposit on a block this week and really get things happening! Re: Anyone building with M3tricon 9Mar 02, 2009 8:52 pm we were almost decided on the Santorini, which has loverly piccies on their website, but when we visited the display homes, we realised the reality is, the living spaces and bedrooms are noticeably smaller than in most of their other plans, quite disappointing.
furthermore, the M3tricon sales guy conceded to me, that their 'as displayed' houses with the options "add around $150,000 to the base price" (bear in mind most of the upgrades are finishes and fixtures, not so much extending the house area). quite shocking -- many other builders don't appear to have the same disparity between the displayed and base prices. bear in mind with their promotions -- ALL the builders include the $26,000 FHOG in their promotional figure (Handley $76,000 / Meatcan $42,000 / Joking $60,000 / etc), which is bordering on deceptive advertising, but when you're getting a 'discount' who's complaining ?!? We are building the Grandview, and I found their bedrooms to be of a very good size, compared to a lot of other builders' homes out there, thats also one of the reasons we chose M to build our home. I completely agree about the display though - they really do a fancy display. But, I know for a fact that we have not added on anywhere near $150k to our home. You get quite a few of the upgrades through the promotional packages, and you can still do it up just as nice for a lot less money. We did a walkthru of the display and chose some items that we really liked, such as the recess in the ensuite shower, upgraded the bath to a square bath, changed the wardrobe doors from the standard to vinyl sliding etc. I think alot of the $$ in their display homes comes from electrical equipment such as alarms, c-bus, lighting, ducted aircon, internal music thingy and those sorts of things. Another big one that we were really surprised with the price of, was the fireplace that had in. Thats about $13,000 !! Plus they have their feature walls etc which aren't expensive, but by the time you put them in every room, of course it adds up. But just keep in mind that you don't need to fit it out like the display. There are a lot of hidden costs in there too. Shame about the size of the bedrooms though. That would have been disappointing. Have you looked at any of their other displays ? So far so good with the sales rep, who has been informative and helpful in the decision making progress.

The room sizes are fine for us and I think we were $35k over basep price inc site costs, Alfresco Extension and a few other things (aircon pack, flyscreens, window locks and higher ceilings) were in the same pack. We required a rear roller door for access to the backyard for trailers ect, and with a block width of 16.5 we are ablout 600mm too short and about 200mm too short for the santorini 26. we are going to go look at displays this weekend and hoping to find another house that we like equally. We had paid a holing deposit of $1000 on the santorini just ot secure the prices, do you think we are able to get a refund on this deposit. Hopefully you can find another house to build with them and then maybe the $1,000 won't be lost. Maybe the Talbot 28 or the Lindeman 27 will meet your needs and they are a bit cheaper - which means you can spend more. Adrian T. If they haven't ordered the survey and soil test you should be able to. Was it explained that it was non refundable? I leave you to fend for yourself, figure things out yourself.
