we are first home buyers and very new to this entire process. ive bought my land at Tarneit gardens and am plaaning to build. Im deciding between NBG / DH and if you can share your experience with me. I suggest you have a scroll over the forum to look at the topics concerning NBG over the last week. One factor to note is that NBG is run like a franchise. You actually end up contracting with an individual builder to build your house rather than NBG. NBG is essentially run like a marketing co-op and this seems to have the effect that head office is not very concerned to help you when issues arise. Also NBG seems to be one of the most expensive with high site costs - I personally believe they inflate them to make up for the cheap initial prices. Dale. You're right about the individual builders being assigned. My only recommendation is to make sure you meet your assigned builder before you are committed and if you are not happy, change. Then with both M3tricon and Carlisle our site costs were approx half those we had with NBG. We do have a large slope over the building site (2.6 metres) but that was the same for all 3. Dale. They will do any floorplan you like, they won't copy another builder's plan tho due to copyright... but you probably know that... cheers

I can't complain about my builder apart form a slow start and so far are very happy. Fi has moved in!! As lots of other people mentioned, I believe NB do have some issues regarding site costs and site start delays. I don't personally have any experience with NBG or DFH but I have a friend who is going to build with DFH in the same estate as me. He has signed his contract with them and had a very good experience with them so far. He had made few changes to the design and DFH has been more than happy to do it for him. We are going to build in Tarneit in Reflections estate with S1monds. We have our land settling next week so hopefully can start building before end of Feb. We too have made lots of changes to our design and S1monds have always agreed to do those for us. The only problem with making changes is that it just delays the process as they always do little mistakes and don't come up with exactly what we want. I was going to be building with Dennis Family, but changed my mind to NBG. This was mainly because of the covenances in Reflections, needed a different roof pitch and NBG were cheaper with this. They are both great builders. One thing though, is alot of Dennis Family homes don't have an alfresco.. Building first home in Melbourne - Hilton NBG 24E (changed dramatically) inspection done... just waiting now for finalization!!!!!!! we are building with simonds too .. in tarneit gardens. Hows the process been for you so far ... which house are u looking at . we are getting Milan2200. Land Settled 27/04/09. Site Started 30/4/09. Slab poured 21/5/09. Frame up 27/5/09. I can not speak highly enough of the sales staff and administration to date. We are due for a site start within the next two weeks. We have had a lot of variations and have made changes to their plans and all changes have been accommodated without a problem and in a very timely fashion.

We're a few weeks from completion with NBG. Feel free to go back through my posts, but suffice to say, if I had my time over, I would NOT build with them again! Building in remote, regional Vic We have roof, frame, walls, plumbing, electrical....but no bricks! Re: National Builders or Dennis Family 16Mar 03, 2009 1:01 am We're just about finished building with NBG... everything was fine, costs were good, post contract variation were done with no trouble, from start to lock up took 2 months, then for some unknown reason the builder became completely incompetent at project managment. We are now past the agreed build time and I am very annoyed and the builder has done NOTHING to inform us of what's going on.

Hi Jessica, We are going to build Mahogany 2400 with S1monds... Well, the process has been smooth so far with little hiccups but not anything too disturbing... We have infact made lots of changes to the design and S1monds have been more than happy to do it for us... We have been quite happy with the prices, inclusions and upgrades we have got... The land has titles for us and hopefully we can start the construction by end of this month...We have signed the contract already and all the colour and electrical has been done..What about you..have you got your colours/electrical done?
