Following are two of my favorite designs from M3tricon after all, just want to see what do you think? As I am single, so I won't use the Bedroom 2, 3 & 4 for a long while (may use one as Study). For those of you who have family, do you prefer the Bedroom 2, 3 & 4 in the back or in the front practically? GrandView 27 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ * I like the Master Bedroom in the back, Huge shower in Master Ensuite, and 3 ways access to Outdoor Room Santorini 29 As the shape of the house is not rectangular, will this be bad in Feng Shui? Grandview 27 is more expensive than Santorini 29 because it's in Designers Range rather than Freedom, so come with more expensive inclusion list such as 2.55mm ceiling, tiled shower base, double vanity, overhead cupboard, 900mm cooktop & rangehood, etc as standard. The masterbed suite is fine at the back if you've got young children. On the other hand if your kids are teenagers , then you're better off with the master in the front - far away from noise. Apart from that, both plans are great. As a generalisation; from previous discussions on this topic, families with young children tend to prefer their minor bedrooms near the master, whilst those with older children tend to prefer them separate. I personally prefer my bedroom to be at front of house, not really sure why. Both your designs have the master separate from the minor bedrooms - I would have a problem with the outdoor room in first one - if I am trying to sleep in master bedroom while other people are in outdoor room - but then I am a shift worker, this may not be a problem for others. Both these are large houses for one person - but I guess its up to you whether you build space that in your own words you will not use. Another point: in the first house, I would make the garage have an internal door into the front hallway. I am thinking if I build the Master in the front, then at night I must close the blinds to keep privacy, but if it's in the back, I will have moonlight shines through the side windows (from the backyard) as well as lights from Outdoor Room (if I put some feature lights, etc), it will make the Master Bedroom seems much BIGGER ~
Also, if you look at both designs, the way you put the bed in GrandView 27, you'll have lots of space in front of bed, where as Santorini 29, you'll have space on the side but the Bed will be facing the wall quite close? Never really think of the problem about other people in Outdoor Room while I am sleeping before (as I am single), so it won't happen for a while ~ but love to have a morning tea or wine before bed in the Outdoor Room every now & then ~ but miss the informal sitting in the front as in another design ~ Re: What do you think of these 2 designs? 7Jan 26, 2009 6:51 pm Casa2 Southies How old are your kids ? We love our master bedroom at the back ! For that reason we would go the Grandview. Re: What do you think of these 2 designs? 9Jan 26, 2009 7:09 pm I prefer the Santorini as i too ama bit funny about the master bedroom being at the back as it opens onto the outdoor room - im thinking it would be more of a lack of privacy than having to close my blinds at the front! Its just personal opinion but i see a house as a very long term things therefore you need to think about 15 -20 years not just 5.... But thats personal opinion.

Try to keep your living area in the north and bedroom, laundry, etc in the south. West is a terrible direction and best suited t a garage or laundry. We have young kids and I prefer to have our bedroom away from theirs (but we have a baby monitor ) I also prefer to have our bedroom at the front, I feel like we are protecting our little ones that way... if any burglar gets in they'll have to deal with us first. The Outdoor room in the Santorini looks like it would get more sun too, as opposed to being closed off on 3 sides like in the Grandview. pinkapples - having master at the front does keeps you on your toes but it's good always having a neat bedroom!! We've always gone for master bedrooms at the front so we didn't need to walk through the entire house to get to our room.
BUT I wouldn't mind the master being at the back as well or at least near an entertaining area. We've als always preferred our bedroom away from the kids even when they were little. This is the arrangement we'll also have in our new house. I'd consider a side entertaining area so I could keep kids bedrooms at the back not near the entertaining if you were worried about noise carrying. In both designs, the Master is away from the rest of the bedrooms ~ If I have enough $$$ to build a double storey, then I wouldn't need to worry about front or back ~ But I do love to open blinds at days & nights if possible, and I wouldn't mind jumping into bed naked without worrying about the blinds at all ~
BTW, there is a blind you can close for GrandView's design in the outdoor room ~ front door 16Jan 26, 2009 8:37 pm I always prefer to know who's going in or out of the front door.
