- planning / engineering - fencing - toilet - grading/leveling/excavating/filling - sourage rough-in - water tap-in - screw piles (if needed) - slab (not all builders charge the slab in the site costs though from memory) Re: What are site costs? 3Jan 26, 2009 10:07 am ours also included the additional insulation required in cavity external walls. Not sure why they threw it in there but they did. so far our site costs are now up to around 45-48k. I try not to think about it too much. Hopefully that's it now. They put it into site costs because that's where they have an open cheque book. Soon we'll have complete houses for sale for $1. Oh, and plus site costs. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: What are site costs? 5Jan 26, 2009 11:34 am casa2 any other country shire and it wouldn't have been in the price to start with. it's also something new with our shire as it only came in last April and we signed our contracts in July. I'm guessing any newer builds now would have it as a cost in the house section.

Even maybe different between states. the poster never told us where they were planning building. as in state, area etc.
I'm sure I've seen fixed priced site works contracts for suburban builds before here in WA for example. Unfortunately we didn't build in a normal suburban area but in a small town with multiple different soils/rock types. So far we've had hard rock, silt and clay and I wouldn't be surprised if they dug else where if they found sandstone. One of the risks of building here and why builders were unwilling to fix a price. We did have an idea of possible site costs though but it's blown out by quite a bit. Without knowing where the poster is from it's hard to know if a fixed price site works is a possibility. Re: What are site costs? 8Jan 26, 2009 3:23 pm Thanks guys, I saw a house and land package today and it has a price of about $10k for site costs and then money for temp fencing and another things and then governance costs (or something) of about $6k to adhere to the estates requirements of roof height etc, so all up on top of the house and then the land its just under $20k, which by the sounds isn't too bad.

That doesn't include any estate regulations or fencing etc. Our quote was preliminary as we only got titles last week and we're hoping the price will drop if we turn out to not need the retaining walls that were quoted. Just thought it might give you a rough idea. I also know that a lot of the other sites were much lower than ours cos our PD salesman looked them up for us. You have to be wary of rocks in Mernda though from what we were warned. He did have a couple of horror stories.
