I am about to purchase a land in Tarneit, VIC. I have took some of the advice I have read here in various posts in putting the clause "Subject to soil test...". But as I go about dealing with this, can anyone suggest to me who I can approach to conduct the soil test?? What is the process I should follow....? Currently, I offered a price with conditions of "subj to finance" and "subj to soil tests to H or M class" and the seller is agreeable to do so. I have already put in a $500 deposit w the agent who will get his hands on any 32's or Engineering plans the seller might already have. The land has already been titled to the seller. 1. Offer given. 2. Verbal acceptance... drawing up contract on Tues/Wed. 3. How do I engage a soil test? Can anyone suggest or recommend someone?? Thanks! 4. When can I conduct the soil test?? before or after I sign the contract? 5. Agt says I need to put in 10% dep (incl $500 holding fee) when signing contract (or w/in 1-2 working days of signing). 6. What happens if soil tests comes back other than "H" or "M" that I stated in the contract? Do I get ALL my money back since contractual requirements wasn't fulfilled??? Please advise!! This will help you establish how much fall you have.
The site will most likely be H, however in some areas in tarneit you can end up with P mainly due to fill. Word of warning though - check elevations too as borg suggested.
