We have just purchased a block at The Rise estate and I have been doing a bit of research I thought I could share. I read on the Department of Roads and Transport (or something that) website that the Tarneit rail link will be a priority in the next state budget, as will the Primary and Secondary schools in Tarneit Gardens according to the woman who answered the phone at Department of Education. However there is no specific mention of a station in Tarneit, although it would seem logical to put one there. Also if you buy on the west side of Tarneit road you can't get your kids into the Baden Powell P-9 school as they are only accepting from a limited zone at the present. Shopping facilities are planned for Tarneit Gardens, just near Tarneit Road and Hummingbird Blvd I believe, which are to be used by residents of The Rise and there is going to be a Catholic Primary school in the Rise estate. The Rise is on the very edge of the current boundary for the Urban Growth Boundary, so at present this is as far as urban development can stretch, but there is investigation into joining Tarneit with Melton and Brimbank eventually. I think that is why they need to get the rail link in now, before the green wedge zone behind Leakes Road gets swallowed up by development. Apparently H class slabs are the most common in the area, so the standard M class probably won't cut it. That's everything I have dug up so far and I think that's all fairly accurate, but who knows. I live about 5 mins walk from the Werribee Plaza at the moment and we've looked at estates all over Melbourne and The Rise was our (well my!) favorite. I don't know why, I just love that big water tower, I love looking at it from Laverton and knowing that is where my home will be! I hope they don't take it down, but I've heard they might Keep up the great posts guys, it is so great to read about the experiences of others, I'll be sure to share mine when we get started building. I'm wondering what else is around (retail) near sayers & Tarneit Road Intersection. We were in Niddrie today, and having a great coffee shop break, where every 2nd shop is a cafe, and we were saying to ourselves "hmmmm, won't be like this in Tarneit" So, to all your Tarneitians, any good coffee shops nearby??? With the valuations coming lower recently and tighter lending rules I think its a must. Make sure you ask the builder to put it in, as they conveniently forget it if u dont ask. Thanks for that tip Jessica. I will include that. Just one other thing though... about banks tightening lending rules, valuations coming lower, etc. I have already bought my piece of land. Loan has been approved for that one and I'm aleady paying mortgage for the land. Now I'm applyin for construction loan for the house build. The banker said something along the lines of "...depends on valuation, just in case it falls short...". He didnt' explain this clearly at all. But what I'm wondering is, I can understand how land valuation may fall short (based on other past imperical sales data in the area). But how are construction loan "valued"??? If it costs me $200k to build the house and if I can put in a deposit of 20%, what has it got to do with "valuation"??? I really dont understand this at all!!! Can someone explain this to me...? Yes, I managed to get the banker to explain to me clearly yesterday. You're right. Basically they use the total Land + House Build Cost = $X and compare this $X with the surrounding area to see if $X is a "fair value" of similar houses with similar configuration (3bed, 1study, 1HT, etc etc etc). Then they also take into consideration the inclusions and specifications for the house itself (ie tiles vs carpets vs timber floorboards, stone benchtop vs laminex top, etc etc etc...). I think that is the "regional" rail splurge the fed gov has been going on about, which includes a regional rail link from werribee to sunshine, which has already been scheduled for one stop on the way at Tarneit. This is really good news for Tarneitians. We simply don't have public transport infrastructure (unless you call buses infrastructure) at the moment.
