I asked the home builder what size land is required for this house in the hornsby council area anad she told me i will need about 850m sq block of land because of the 40% FSR.
It just costs so much to buy a land that size in the Hornsby Council area. I think the council is ridiculous in implementing this ration. 50% would be more reasonable. Re: Local council floor space ratio 22Mar 03, 2009 7:33 am Cheeky We went to 2 builders and one said that 1:0.4 is the Hornsby's requirement, but another said that the NSW state government is changing (or bringing a new one in) to 1:0.5 as of March which means it will overight any local government's council guidelines. So a build that starts after March would be beneficial. Both builders said that Hornsby council is strict to deal with. This is the new CDC process that came into effect on Friday. There are very strict conditions regarding complying development involving land size, set backs etc. We ticked off every single box on the check list but it fell apart for us as we are not containing our fill but padding it out. Its a fixed figure.
For example I am building in Hornsby council as well. My block is 636.8m2 this means I am a block type B. Block type b has a max 380m2 of FSR/MFA (including second story) and 50% site coverage (this only effects the ground floor) So long as the house I build is under 380m2 then it can be built in hornsby negating the 40% FSR under the old rules.. great! as the place I wanted to build was closer to 55% Re: Local council floor space ratio 24Mar 04, 2009 8:14 am So are you all saying it is possible to build a house in the Hornsby Council Area with the FSR >40%??
