I'd recommend spending hours studying every detail of the plan over and over again. I posted in another thread about inset carpet in a tiled border. Well, we're going with the perimeter tiles now. But I just wish I had've set up the room dimensions exactly for the 600 x 600 tiles we'll be using, especially the central alcove. A bit of extra planning would've made it much easier to get the al-fresco tiles lining up with the inside tiles, which now might be impracticable due to the need for a cut tile in the centre of the alcove. Other things I'd do with the benefit of hindsight are: - re-arrange the ensuite to have a separate loo. - plan our vergola/sunroofs to be incorporated at the build stage rather than tacking them on after. - include stormwater on original quote and do it at the same time as other external plumbing (we're building on acreage and figured we'd do it later) - at least ask about upgrades that we didn't bother with on the assumption they'd be too expensive. (eg commercial-grade aluminium doors/windows) - Add a veranda/awning/eaves (any sort of sun screening) to a room with a large, unprotected NW window. - change some door furniture items (detail slipped under the radar) - add a couple of pp's - tile the bathroom higher - allow enough room for a fully tiled hob in the bathroom rather than an inset bath - add ceiling crawl-boards - add light(s) in ceiling space - pinch 150mm from each of Bed 2 and 3 and add to main bathroom Well, we're only about half way through the build, so I expect this list will get longer. But, overall, I don't think it's too bad. Of course, several of the items are specific to our house/situation. Anyway, it might give some idea of the sort of things to watch out for. One thing I can't stress too much is to study the detail and check out anything you're unsure of. Don't assume anything. Try to imagine living there while looking at the plans. Draw in scale furniture to get a realistic idea of room size and practical use.
