Re: Building our first home. 54Apr 12, 2009 10:22 pm PFM it's a long weekend, you can't do anything at the moment so you have to try not to worry. I know it's not easy, I'm still waiting on my formal approval (or decline) to come back this week too, while I have been told the valuation is short, I still don't have formal approval. Hang in there pfm...there is really nothing you (and l for that matter, and a few others here also! lol) can do but wait for the easter break to be over. I've tried not to think about it too much, which is hard to do, especially when you see family and friends all bl**dy weekend and they all ask "so when is your house gonna start being built?" I hope that you, me and eveyone else in the same boat hears some good news.....on Tuesday!!! Re: Building our first home. 56Apr 13, 2009 12:03 pm Hi guys, It's not just the easter weekend though, this valuation process has taken 3 weeks so far (incl. this week) where as our conditional approval only took 8 days... Ahwell not to worry, like you all said there is nothing we can do, so I might as well sit back and realish in all this glorious chocolate...Mmmmmm yummo! Ahwell not to worry, like you all said there is nothing we can do, so I might as well sit back and realish in all this glorious chocolate...Mmmmmm yummo! I'm sorry to hear about your troubles, PFM. I haven't read right through, (sorry) - are you going through a broker or the bank directly? When we got our first approval, things went through very, very quickly (within a week), however, when we added further things at selections and the bank had to re-value the property, we were told to expect 6-8 weeks! Our broker had said she could try and push it through again for us but staff (Commonwealth, in our case) are overwhelmed at the moment! My partner works in a different bank's mortgage centre (quality - not valuations, etc)- and I have found myself thinking "they let a whole bunch of staff go, interest rates go down, the government offers further incentives to build or buy a new house, and they wonder why they suddenly find themselves completeley swamped with no end in sight?!". Anyway.... my broker talked to our builder and we ended up saying we'd make up the shortfall between the first valuation and the actual cost - but in actual fact she will get us another valuation closer to the end to cover it - by then, she hopes, the workload will have cleared, or atleast, we won't be holding up the building process by waiting for approval. (The problem hasn't been that we are undervalued - its getting someone to even do the 2nd valuation!) Sorry to hijack, just wanted to vent my frustrations! I don't know what we will do if for some reason the valuation DOES come under when they finally get to it in the end - spose we'll live without floor coverings, fences, etc?! Don't want to think about it... My thoughts will be with you and Thorney this week! As if anyone needs the extra stress during the building process. If enough of us send our positive thoughts, I hope the universe will take care of you GOOD LUCK! Re: 58Apr 27, 2009 1:26 pm Focus06 My partner and I have recently signed with NBG and are up to the soil tests. We picked this company as we wanted to buy of the plan and they were the only design we both agreed on We went with the Piccolo 22E. Also they are great value for money. We looked at nearly every builder we could find one the same value. They all we're tiny homes for the same price. I also have to compliment them on there customer service. Different people say bad things but truthfully that could happen with any builder. If its what you and your partner truely want GO FOR IT ! I Take back what I said previously about NBG. We got our site costs back and they wanted $45,000 on top!!! No Way. We have gone and found another builder who's site costs are less then half of what they quote. I would never suggest NBG to anybody.
