Just wanting to know if anyone is building on a Building Envelope (BLE)?? I would love to hear your stories about your sales people & how they would work to fit your house within the BLE, and the steps that followed after that. We're having to now go through Town Planning as we were under the impression that the house fit on the block, as per what our SC said when we first entered the display office. So I would love to hear if there is anyone else out there who had/is having similar issues. Many thanks ! Some are prescribed envelopes, whereby you must build in that envelope for reasons like HSTP dispersion areas... Other envelopes are purely arbitrary, and just a 1500m2 alotment that must be under a required slope... This is to stop developers selling cliff faces!! Most councils will allow you to move an arbitrary envelope, all be it at a cost! Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Our block is around the 900m2 mark - I think theres some protected vegetation at the back - thus why the BLE is at the front of the block.
Anyone have any experiences to share on Council approvals / or more so how your SC went about Fitting your house within the BLE ?? We have a 1550 m2 block with a building envelope. The envelope made sense at the front of the block to protect some trees but was very arbitrary at the back. We couldn't fit the house we wanted within the envelope but our Council gave us dispensation to build outside the envelope. If we can find the finance we also want to put a pool outside the envelope - haven't discussed that with Council yet but I'm happy to fight that one out in the Tribunal if necessary. There's so much free space on the block at the back of the house that it would be crazy to refuse permission. Do you need to build outside your envelope? If so have some discussions with your local planning officer and see what they think. Dale. Sounds like your block is similar to ours. Yes, we need to build outside the envelope. Basically its just for: -The water tank slightly overhangs -Eaves on one side of the granny flat -Surface drains (i think 2 or 3) -And most importantly, the battering - as our house takes up the whole BLE. I'm hoping they will approve it for us, and I think we have a good chance because where these items needs to go, including the battering, is just all dirt. There is a small part though where it may require tree removal (or shrubs) which will be the battering around the Outdoor Room off of the granny flat - but I think if thats the case, we will remove this room to save money for having to pay for tree removal. We can always do something there later on anyway, like even just concrete it enough for table and chairs - which is still within the BLE anyway. We have a building envelope, it is 1000m2 ( which I would have thought would be big enough!) but we have gone out of it. Our battering is outside the envelope and so is our ecomax septic system. They both went through council without any problems. DH doesn't think our council requires the water tank to be in the envelope, but were not really sure. Also in the future we hope to put in a pool which we want to locate at the back of the house outside the envelope.
