Is anyone building in Eve?? If so , what type of slab have you been charged with ? And with fencing does anyone know the quote for one?

I know that you are building in Eve , have you contacted your neighbours yet to share the cost ? No, will wait until about 1 month out from handover before I do this. By the way, we have signed contract for plot at Aldous Place Stage 3 Concrat's on the purchase We first went through A,N,Z and then through Members Equity Bank. They have a good rate if you are a member of a union or industry super fund, and just about fee free. Their comparison rate is the same as their advertised rate. (1st time I had seen that so was impressed). Only thing is they dont do broker loans so you will have to deal directly. Need to have a mobile lender come out to you and then its all electronic after that. I have just put in my application for loan ... now let say the valuation comes in short...what actually happens to the contract? Does valuation comes in only after tender hence more than 21 dys ?? If the valuation comes in short, you can try to get them to do another one sighting reasons why you think the valuation is 2 low. e.g. they didn’t allow for the gold plated toilets ect. If the valuation is still short you have to take out items in your contract that wont improve the valuation e.g. Vinyl wrap doors in kitchen ( Only a guess as I’m not sure what a valuer will think increases value in the home) If it still comes in short try another lender..... and if still no good suck it up as you have paid to much for the land and will have to pay the difference or just walk away ( if your contracts allow you 2 ) Cheers Cozmo building your first home 9Jan 28, 2009 3:26 pm Cozmo Deepa Cozmo, I have just put in my application for loan ... now let say the valuation comes in short...what actually happens to the contract? That way you'll find out if you've included too much in construction costs. Cozmo are you referring to the 6.24% rate for ME? There are lower comparison rates than that. Yes I know there is lower rates around, I was just saying that the comparison rate was the same as the advertised rate. And yes the lender may do another valuation if you ask the right way and have facts that support your reason for it to be redone. Deepa, its nothing to worry about, they just want a landscape plan to approve along with you building plan. We just photo copied our site sitting diagram and drew in a driveway and put in a few shrubs, lawn and river pebbles. Just have a key on the side saying what the plants are and what is used for the driveway. If you don't really know what you want yet just put something in and you can resubmit your landscape plan closer to when your house is finished. We love the house but we had to cut about 700m out the centre to allow for the easement at the back of our house and the 5m set back. We have a nice big corner block but porter davis are putting in this ugly pergola which stockland has requested because it is the corner block! What can you do!! Contract was signed a couple of weeks ago for the house and the finance has been approved just have to go and sign the mortgage papers and have our design approved! I guess it is going to be a very stressful 6 months!!!! We are the same and had to cut a total of 900mm from the length of the house chickad23 They have rejected our first plan as our roof tiles were not low profile so there is another 5k!!!!!! And you had to go to 9 foot ceilings (which will be nice anyway) I think it was going to be 3.5k to go to the flat tiles on a 30sq house, but then we found we didnt need to in stage 2 I hope all goes well for you and your build, they have started advertising for tenants for the new shops (8 in total) that will be built by end of feb '10....the same time the secondary school should open. We drove by on Sat and Eve is looking beautiful... its growing super fast. We just completed the frame stage and the roof are getting laid as we speak. We are on lot 361 and chickad we did have some cut not too sure about the size with retaining wall . Finance was good and we are going with CBA, still working on the landscape and I need to ring around for qoute for fencing and driveway ..
