Sorry for the long post Ok… AVJ is a DISASTER in short… the only good thing we liked 1) their plans… And 2) Our Sales guy was very good… He always would chase up things for us. Once we signed off and our file went to the head ofc… It became a night mare.. mainly coz of communication problem and the way they treated us, once they took the intial deposit. We changed the house plan a little bit in july,2007(just before we signed the contract)and it took them 4 months to draft a new one mainly coz they said their design engineer was not coming in (had his daughetr hospitalised). the new plan was ready in November, 2007. As if there is only one design engineer. It was a nightmare to get them to start the building work too. For few months (till january i guess) they kept saying, "we will post u the letter soon about building dates". Finally we lost it and kept calling the office every single day to get an answer. The CSO we were dealing with was awefully rude and wud listen less, speak more. She would not let me speak.. !!! Nehow she told us they havent been supplied with enough building material so when that is done, they will inform us. I managed to get some manager's email, but all in vain... He never replied but called me after a week. He told me he the delays are not under there control.... huh... Finally we got the letter in March but they only started in end April. Drawback: - they take a long time to finish the building. I guess they take some 250 days... (too lazy to check the exact number of days...) Another major Drawback ----AV J would not give their building supervisor's number to you, which made it very difficult for us. you have to go thru the office for everything hence was a lot of communication problem. Finally got to meet the building supervisor on the walk thru day... who turned out be very very ARROGANT. hated him!!! Our walk thru wasnt very pleasant either... AV J provided us wid security Alarm box without any powerpoint next to it. When questioned from the supervisor, he said.. the contract says we provide alarm, not a power point... haha was such a moron,,, we had to ring up the office to get one done. Oh and no one cud beat this one... Our water meter is placed in the middle of our driveway and our building supervisor has washed off his hands off saying its not AV Jenning's responsibility...He says its the developers who put the water point. We have gone to consumers affair. Nehow seems like AVJ will relocate the tap for us... mind u been 3 months that we moved in and have no driveway... In short we had heaps trouble at every stage with them...... So the whole building experince was very disheartening.. We are also young couple and first time builders... were suppose to enjoy this time.. but nah.. AV J ruined it.. How is the house now that you've moved in? was it worth all the trouble?? my brother sat down with them and discuss the possibility of building with them, he has some bad debt from back when he was younger and he thought this would be a problem BUT the sale person was so pushy and arrogant and kept giving them hope that it would all be fine, and also pushing more 'add' ons and kept with the 'you'll be right' statement through out- no surprise they weren't right, l still believe if they didn't get a lot of the 'add ons' just went for a basic house they may have been right, BUT it was a blessing they weren't because his partner was one of those money hungry chicks who dumped him soon after he was declined, thats another story Re: Three months maintenance 25Feb 02, 2009 10:48 am I have to be honest here Woodsey. Although I am still waiting for the manager's call whose gonna tell me if he will remove the tap/water meter or not. He said depends upon the quote the plumber gives him. (As if $1000 is really gonna make any difference to AV J) Our 3 months maintenance list has only few minor stuff. Have to post the list today.. Is ur list ready Oh and our Sales guy was so good, everytime we would want to add extra he would say think.. do u really need it or u want it. He was a nice guy, not too pushy.. ALAS !!! he left AVJ.. Very sorry to hear about ur brother's experience with AVJ... but alls well if it ends well... You have to contact them via their maintenance department by sending your list in. Then apparently a maintenance inspector is appointed to you and you go through all the issues with them on site, then they arrange for the relevant contractors to come and fix your concerns, then finally, a maintenance supervisor will come out and check things are OK. We have just handed in our list, let you know if they are reasonable when it comes to fixing items! ours wasn't too big, but our biggest complaint is the paint work, and cracks on the concrete areas hopefully they fix it all! No one contacted us for 4 weeks or so, so i emailed them to ask if they have got our list. got a reply from them that my file has been passed onto the maintenance department. apparently the has been very busy "As he is snowed under with the demand of unfinished work". they assured me he will contact us as soon as he can!! I'll be updating this thread once I hear from maint. supervisor. The guy showed up on time and was very pleasant and profressional. Nothing we pointed out was a drama, it all went on the list. It did take the office several weeks to contact me to organise for the work to be done, but we've now had a lot of the items fixed and a couple are booked for next week. I expect it will all be taken care of in the next month - that'll put us at about 5 months from handover. We get an extra 12-month maintenance check, but we have to request that one. Looks like M & S*monds have the same maintenance process. M's customers need to send the list to their maintenance dept 2 weeks prior to the 3rd month, otherwise they would assume that there were no issues to fix. We were informed about the 3-month maintenance process during our handover, where the maintenance supervisor was there to introduce himself and give us some materials to read about the process. Anny, weren't you informed about AVJ's maintenance process? Good thing we didn't proceed with them! I really like PD and repent why i did not go with them... I know building is not easy and i would have come across few problems here and there with them too, but atleast ppl cud have been a bit co-operative, unlike AV staffs. Helyn- I contacted them now and was trasferred to the service dept... and as usual the fone went to the message bank.Have left message... This particular gal on whose fone i have left message is not very good with returning calls either. I think i might email her. Looks like AV is full of inefficient ppl or atleast I have come across all who are inefficient. VJ- we were informed of the 3mm procedure. We were told someone will contact u as soon as u finish 3 months, U send us the list of defects. Some body contacts u in a week or two and we can take it from there depending upon the nature of the defect. We have done all we had to, no one contacted us for 4 weeks after we sent the list, so i emailed this gal to ask as to whether they received our defects list. With us we FINALLY got us done on tuesday $imonds are being quite reasonable, they are fixing everything inside and out, they won't do the cracks cause its through no fault of theirs which is fair enough but annoying all the same, once (or if) they reach 2-3mm they will fix it! The things we picked up on are as follows: Outside ** Rendering Cap ** Mortar- (this is something to be careful of cause apparently some builders won't fix this at the three months if you haven't put it in your PCI, so l was told, we had so all was good!) ** Cracks- driveway, Alfresco, pouch- they won't fix this Inside ** Paint- they are going to repaint a few walls which is GREAT! ** Carpet in the joins not settled and underlay hollow in some spaces ** range hood on an angle ** Loose powerpoint ** Cladding in the bathrooms ** Fixing a leaking shower ** Leaking tap in the ensuite ** re alining our front door and exit garage door ** Cracks in skirting and around window frames (really good with this one cause again they could have used the 2-3mm rule but said it takes me 10mins to fix compared to months of fighting head office to arrange!) Have previously emailed, she would reply within 5-10 minutes and say your file has been passed to maint. supervisor. Is there a time limit within which builders should contact us? The more time they take to contact me the longer the list would get, but my concern is would they refuse to fix few things if they think "it cannot go wrong in 3 months, must have happened later"..
